North Berwick questions

I let a flat near North Berwick station. Can you help?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Is North Berwick within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Are you insured?

Yes. Mr Mastic is fully insured.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

What does window mastic cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Do you seal inside as well as outside?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

About our window mastic in North Berwick

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that can’t flex, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on patio & French doors, window sills and aluminium frames, and people most often call us about mastic that has split away from the wall and damp patches on the reveal after heavy rain.

Mastic can only go onto a dry joint, so outside work in North Berwick depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Faulty window hardware
  • Damp coming through the wall itself rather than the frame joint
  • A failed sealed unit that has misted up

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • uPVC windows
  • Timber windows & doors
  • Composite doors
  • Patio & French doors
  • Aluminium frames
  • Window sills

What happens on the day

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes a few hours for a few frames, or a day or more for a whole house. Somewhere like North Berwick may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Do not aim a pressure washer at the joints
  • Repaint timber before it’s bare
  • Wipe condensation off the frames
  • Wash the frames with mild soapy water

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What window mastic looks like in North Berwick

North Berwick is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

If you look after a building such as North Berwick High School, its window and door frames need their mastic kept sound, just like a home’s.

What the job involves on each surface

Window sills

Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that without cracking.

Do you need window mastic in North Berwick?

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

People normally contact us after spotting something like this:

  • Hard, cracked sealant around windows
  • Gaps left after new windows were fitted
  • Cold air getting in at the frame edge
  • White mastic on grey or black frames

Letting a property close to North Berwick station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
