Sand mastic for North Berwick homes and businesses

Sand mastic in North Berwick

For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Sand mastic is often favoured as a like-for-like material. We work on period & listed homes, brick reveals and tenement windows, and the jobs we see most are mastic that needs renewing before redecorating and mastic round period door frames that has failed.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Aftercare tips

Looking after new joints is easy:

  • Inspect the joints round the windows every year or so
  • Ask the planning authority about consent for listed or conservation-area homes
  • Ask a joiner to look at soft timber first
  • Plan mastic work ahead of painting

Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.

How the job changes by surface

Timber door frames

Doors face weather and wear, so their mastic can fail sooner. We rake it out and renew it.

Period and listed homes

Period homes look their best with traditional materials, and sand mastic is one of them.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The process

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes a few hours for a single window, longer for several for a typical job. Outside jobs in North Berwick need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

How to prepare

  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints

What sand mastic looks like in North Berwick

North Berwick is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Letting a property close to North Berwick station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Most of it is simply age. Even well-laid mastic needs renewing in time and how long it lasts depends on the weather it faces.

  • Mastic that needs renewing before redecorating
  • Old cement repairs round a window that have failed

Questions from North Berwick

Does living near the coast affect sand mastic in North Berwick?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is North Berwick within the area you cover?

Yes, North Berwick is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Do you guarantee sand mastic work?

Every job comes with our 12-month guarantee, and we are fully insured.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses.

Is sand mastic better than silicone for my windows?

We’ll help you decide. Sand mastic suits many period homes, and modern sealants suit newer frames.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Why act early in North Berwick

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic suits the building and blends with the stone or brick. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear price before we start.
