Sand mastic for homes and businesses in Cockenzie and Port Seton

A silicone bead around a sash window can look out of place and isn’t always the right material. Sand mastic is the traditional choice, and we can replace one with the other. We’re often asked to deal with draughts and rain around sash boxes and a silicone bead on a sash window that spoils the look, across sash and case windows, period & listed homes and brick reveals.

Mastic can only go onto a dry joint, so outside work in Cockenzie and Port Seton depends on the weather. Let us know about access to every frame, including any upstairs.

We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

Windows and doors in Cockenzie and Port Seton

Cockenzie and Port Seton is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Historic houses like Hamilton House (about 1.4 miles south-west) are a reminder that the area around Cockenzie and Port Seton has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

In the older streets around Chalmers Memorial Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Prestonpans station, any sash windows need sound mastic to keep draughts and rain out.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours per window, depending on the condition of the joints. Somewhere like Cockenzie and Port Seton may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention any tricky access
  • Mention any parking rules near the property

What sealant work cannot fix

To be straight with you, there are a few things sealant won’t fix:

  • Damaged stone surrounds
  • Planning or listed building consent (your local planning authority decides)
  • Sashes that need overhauling

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Why it’s worth doing now in Cockenzie and Port Seton

Gaps round a sash window let in rain and draughts. Water can get to the frame and the masonry so renewing it early protects the window. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

What we are called out for in Cockenzie and Port Seton

Some old mastic was never deep enough. Mastic that is too thin cracks and drops out so we make sure the new mastic is the right thickness.

It’s worth asking for a quote if you see:

  • Open joints round the window box
  • Weathered mastic on the most exposed windows
  • Wind and rain getting in round a sash window
  • A silicone bead on a sash window that spoils the look

Schools such as Preston Lodge High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

What your quote should include

  • Is VAT in the price?
  • Whether all the old sealant comes out first
  • What happens if the job turns out different
  • How long to leave it before use

How to choose a mastic man

Your questions about sand mastic in Cockenzie and Port Seton

Do you work for landlords with property near Prestonpans station?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Does the coastal weather in Cockenzie and Port Seton affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Can I choose the sealant colour?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Are you fully insured?

Yes, we are fully insured.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Which is right for my windows, sand mastic or modern sealant?

It depends on the window. Period windows in stone or brick usually suit sand mastic, while modern frames normally get a flexible sealant.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep modern sealant off the mastic
  • Sort the mastic before the decorators arrive
  • Have rotten timber repaired before new mastic goes in
  • Leave the new mastic unpainted

Do not touch or press the mastic while it hardens. It forms a skin fairly soon but needs longer to fully harden.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
