How we handle window mastic in Whitekirk

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. If you have water coming in at the bottom corners of a door and gaps between the frame and the inside reveal, we can put it right.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Different surfaces, different methods

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.

Window sills

Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.

Your questions about window mastic in Whitekirk

Can you help a landlord with a rental near East Linton station?

Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Is window mastic in a coastal place like Whitekirk any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Is it OK to seal over old sealant?

No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

How long should I leave it?

Cure times vary by product. Before we leave, we will tell you the cure time.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

What we do, step by step

The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take most of a day for a typical house, less for a few frames, and we explain the cure time before we leave. Outdoor work around Whitekirk depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints

Leave it or put it right?

Resealing frames is a short job: it takes a few hours for a few frames, or a day or more for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. In an older home around Whitekirk, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What we can’t put right

In fairness, some problems need a different trade:

  • Penetrating damp from a failed cavity tray or render
  • Rotten timber, which needs a joiner first
  • Misting between the panes of a double-glazed unit (that needs a new unit)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • uPVC windows
  • Timber windows & doors
  • Aluminium frames
  • Composite doors
  • Patio & French doors
  • Window sills

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Whitekirk homes and the weather

Whitekirk is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Rented homes near East Linton station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. For an older house near a landmark such as Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What affects the cost of window mastic

The quote reflects the job in front of us. We take into account:

  • The number and length of the joints
  • Any mould that needs treating
  • The old material and how stubborn it is
  • When we can work, for business premises

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property
  • Pictures of the joints, sent by email

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
