Gullane Window Mastic
Our applicators work in Gullane on mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- White mastic on grey or black frames
- Leaking joints at the ends of sills
- Cold air getting in at the frame edge
About our window mastic in Gullane
Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on uPVC windows, patio & French doors and composite doors, and common reasons people get in touch are hard, cracked sealant around windows and gaps between the frame and the inside reveal.
In and around a place like Gullane, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
Each job carries a 12-month guarantee, large or small.

Common problems we fix in Gullane
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.
Keep an eye out for these signs:
- Whistling draughts around closed windows
- Sealant in the wrong colour for the frame
- Mastic that has split away from the wall
- Gaps left after new windows were fitted
If you live in an older home near St Peter’s Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Keep solvents and bleach off the sealant
- Paint up to the joint, not over it
- Check the mastic once a year
- Keep drainage slots and sill grooves clear
Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
Landlords, agents and businesses in Gullane
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
What happens on the day
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a few frames, or a day or more for a whole house, and the area is left clean. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Tell us if parking is tricky
- Let us know if you’ve seen damp or leaks
- Clear the area around the work

Advice
FAQs for Gullane
Do you cover smaller places like Gullane?
Yes. Gullane is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does living near the coast affect window mastic in Gullane?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
Is there any odour?
There can be a smell while the sealant cures. Ventilation helps.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Can new window sealant be painted?
Not generally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
Do you work for letting agents?
Yes, often. Several properties can be quoted together.
How many windows can you do in a day?
Allow a morning for a couple of windows and a door. Access and the amount of old mastic make the biggest difference.
When something else is needed
In fairness, some problems need a different trade:
- Worn gaskets, brush seals or a door that has dropped
- Penetrating damp from a failed cavity tray or render
- A failed sealed unit that has misted up
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- uPVC windows
- Timber windows & doors
- Composite doors
- Aluminium frames
- Patio & French doors
- Window sills
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
What window mastic looks like in Gullane
Gullane is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Rented homes near Drem station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What affects the quote in Gullane
There’s no set price list, because jobs vary so much. What we look at:
- The number and length of the joints
- The product the joint needs
- Any mould that needs treating
- The old material and how stubborn it is
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Asking for a quote
Before you ask for a quote, have a think about:
- Whether it has been sealed before
- Pictures of the joints, sent by email
- The address or postcode of the job
- Any access issues, like height or stairs
