West Barns: your questions answered

Is window mastic in a coastal place like West Barns any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you cover smaller places like West Barns?

Yes. West Barns is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Are you insured?

Yes. We’re fully insured for every job we do.

Is the work guaranteed?

Yes. Each job is covered for 12 months.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses.

Is the new sealant paintable?

That depends on the product. Silicone is not paintable, but some hybrid sealants are. Tell us if you’re decorating and we will choose accordingly.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

How we handle window mastic in West Barns

The new joint does not have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. Common call-outs are for cracked sealant at the sill ends and draughts coming in around windows and doors, on timber windows & doors, window sills and uPVC windows.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All of our work is guaranteed for twelve months.

How the visit works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from an hour or two to a full day, depending on how many frames there are. Around West Barns, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can

Advice

Landlords, agents and businesses in West Barns

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for.

Different surfaces, different methods

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What affects the cost of window mastic

The quote reflects the job in front of us. We look at:

  • Whether the work is at height
  • How much there is to do
  • The type of sealant required
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Whether it’s a home or a business
  • The address or postcode of the job
  • The rough size of the job
  • Any access issues, like height or stairs

We quote each job on its own, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.

Frames and glazing around West Barns

West Barns is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For an older house near a landmark such as Belhaven Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Look round the frames every year or so
  • Clear any debris from frame drain holes
  • Wash the frames with mild soapy water
  • Keep paint off silicone joints

Most silicone sealants won’t take paint, so mention any painting plans before work begins. There are paintable sealants for joints that need it.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

Common problems we fix in West Barns

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

If you can see any of these, it’s time to have the joints looked at:

  • Old mastic that has gone black or come away
  • Gaps where the sill meets the wall
  • Damp patches on the reveal after heavy rain
  • Untidy mastic left by window fitters

Letting a property close to Dunbar station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

What to look for in a quote

  • The length of the guarantee
  • Which colour the sealant will be
  • Is the old sealant removed completely?
  • How the joint is cleaned and prepared
