DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

About our window mastic in Spott

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We are often asked to deal with cracked internal joints between frame and plaster and untidy mastic left by window fitters, on composite doors, patio & French doors and aluminium frames.

Mastic can only go onto a dry joint, so outside work in Spott depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Avoid blasting the frames with a pressure washer
  • Do not paint over the silicone
  • Keep timber frames painted
  • Walk round the house once a year and look at the joints

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

How it works

All our tools and materials come with us in the van. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a few frames, or a day or more for a whole house. For a place like Spott, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before
  • On commercial sites, let us know about site rules

What window mastic looks like in Spott

Spott is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you let a flat or house near Dunbar station, renewing tired window mastic between tenants heads off draught and damp complaints.

Common questions in Spott

Will you come out to Spott?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does living near the coast affect window mastic in Spott?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

How many windows can you do in a day?

The work takes a few hours for a few frames, or a day or more for a whole house. Access and the amount of old mastic make the biggest difference.

Do you take out the old sealant first?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Are you fully insured?

Yes. We’re fully insured.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • Soft or decayed wood in the frame
  • Draughts through the window seals rather than the frame
  • Condensation trapped between the panes

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • Timber windows & doors
  • Patio & French doors
  • uPVC windows
  • Composite doors
  • Window sills
  • Aluminium frames

What the job involves on each surface

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. If we find rot, we will tell you before going ahead, as that’s a job for a joiner.

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We will tell you if that’s what we find.

Signs you need window mastic in Spott

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

Keep an eye out for any of the following:

  • Cold air getting in at the frame edge
  • Old mastic that has gone black or come away
  • Hard, cracked sealant around windows
  • Damp patches on the reveal after heavy rain

Around Spott, as everywhere, window mastic is only as good as the preparation behind it.
