Common problems we fix in Spott

Commercial buildings settle and move with temperature, and lightweight partitions flex more than masonry. The sealant between walls, trays and fittings absorbs that strain until it tears.

Common reasons people contact us are:

  • Whole floors of tired en suites
  • Sealant failing again soon after quick repairs
  • Shower leaks reaching the floor below
  • Tired sealant ahead of a health and safety audit

If you let a flat or house near Dunbar station, several rental properties can be resealed on one programme.

What to look for in a quote

  • When the joint can take water or movement
  • Whether the sealant suits the joint
  • Whether VAT is included
  • Are they insured?

Why it’s worth doing now in Spott

First impressions are often made in the washroom. Mouldy silicone looks unhygienic, however hard housekeeping work, and cleaning rarely puts it right. New sealant does. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Why us?

  • You choose the colour before work begins
  • An ARBOMaster approved applicator

Commercial buildings in Spott

If you run a hotel, guest house or holiday let in a coastal place like Spott, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Private landlords in Scotland must meet the Repairing Standard, so landlords with several properties often need sealant work across them all.

Around Spott, as everywhere, commercial sealant is only as good as the preparation behind it.

Different surfaces, different methods

Welfare facilities

Busy staff showers wear sealant out quickly. Anti-fungal sanitary silicone is used throughout, including accessible wet rooms.

Retail & leisure sites

Shops, gyms, leisure centres and restaurants all have joints that need sealing. We can plan around opening hours.

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Tiles coming off the wall
  • A broken extractor fan behind the mould problem
  • Leaking pipework, valves or wastes (a plumber’s job)

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Surfaces we seal

  • Hotel bathrooms
  • Retail & leisure sites
  • Student & care accommodation
  • Rental portfolios
  • Welfare facilities
  • Office washrooms & kitchens

How it works

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a morning for a small washroom, and a planned programme for bigger sites in most cases. For a place like Spott, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We agree a programme with you: which rooms, in what order, at what times.
  2. Tell us what paperwork your site needs, and we confirm what we can supply before work begins.
  3. Old sealant is cut out room by room and joints cleaned and treated.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
  5. Rooms are handed back in order, each with its cure time.

How to prepare

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • Keep children and pets away from the work area

Questions from Spott

Is Spott within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Spott in your area for commercial sealant?

Yes. Our work covers the whole of Scotland, and Spott is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Can you work outside opening hours?

It can be arranged. The hours are agreed before work starts.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.

How long does commercial sealant take?

A typical job takes anything from a few hours to several days, depending on the number of rooms, including preparation and clearing up. Your quote will say how long we expect yours to take.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Keep a record of which rooms were resealed and when
  • Pass on the cure time to whoever cleans the rooms
  • Keep strong chemicals and scourers off the joints
  • Get split or lifting joints looked at early

Strong chemicals and scourers wear silicone out faster. A mild cleaner and a soft cloth is enough for the joints, with stronger products kept off the bead.

Planned resealing is easier to manage than emergency repairs. Rooms can be scheduled around occupancy and staff, instead of rooms closing without warning.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
