Sand mastic in Spott, done properly
We work across Spott renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand for a neat, traditional finish. We work on timber door frames, stone surrounds and period & listed homes, and common reasons people get in touch are cracked mastic round a front door frame and patchy fillers round a sash window.
Outdoor sealant needs a dry surface, so window work around Spott is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
All our work comes with our one-year guarantee, wherever you are in East Lothian.

Landlords, agents and businesses in Spott
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Inspect the joints round the windows every year or so
- Have rotten timber repaired before new mastic goes in
- Keep modern sealant off the mastic
- Ask the planning authority about consent for listed or conservation-area homes
Check the mastic when you check the paintwork. Small cracks are easier to deal with early.
An open joint round the box lets weather through. Left, the gap tends to get bigger.
Common questions in Spott
Can you help a landlord with a rental near Dunbar station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you cover smaller places like Spott?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How do I get a quote for sand mastic in Spott?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can I paint the new mastic?
The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we’ll talk you through it.
Where is Mr Mastic based?

What we are called out for in Spott
Timber frames move with the seasons. The movement cracks the mastic over time.
Keep an eye out for any of the following:
- Draughty sash windows at the surround
- Open joints round the window box
- Old cement repairs round a window that have failed
- Weathered mastic on the most exposed windows
In and around Spott, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.
Questions to ask before you book
- The length of the guarantee
- Who does the work, and how experienced they are
- Is the old sealant removed completely?
- What the quote includes, VAT included or not
Why it’s worth doing now in Spott
Gaps round a sash window let in rain and draughts. Left, water can reach the timber and the wall, so dealing with it now protects both. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What sand mastic looks like in Spott
Spott is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Rented homes near Dunbar station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

What sealant work cannot fix
Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:
- Damaged stone surrounds
- Decayed frames that need repair
- Whether work needs listed building consent
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Tenement windows
- Stone surrounds
- Brick reveals
- Period & listed homes
- Sash and case windows
- Timber door frames
How it works
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours per window, depending on the condition of the joints, including the tidy-up. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- On commercial sites, let us know about site rules
- Clear items away from the joints we are working on

Related advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
