Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Lift furniture rather than dragging it across joints
  • Walk round the room once a year and look at the edges
  • Act on grout cracks that run in a straight line
  • Do not fill floor joints with caulk where they move or get wet

Don’t paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact.

How we handle floor joint sealing in Spott

Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is generally the better choice. Common call-outs are for cracked caulk along skirting in bathrooms and kitchens and failed joint filler in concrete floors, on commercial floors, tiled floors and thresholds.

Work in a place like Spott is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Floor joint sealing in Spott: local notes

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across East Lothian, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Around Spott, as everywhere, floor joint sealing is only as good as the preparation behind it.

The process

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most rooms, longer for large commercial floors. Outdoor work around Spott depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Advice

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Housing providers, facilities teams and property managers book us too in Spott and across East Lothian. We can quote a run of properties together.

Surface by surface

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it if it’s in the right place.

Thresholds

A threshold is where floors and frames meet. A flexible sealant suits both floor finishes.

Common questions in Spott

Will you come out to Spott?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Dunbar station?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is the work guaranteed?

Yes. All our work carries a one-year guarantee.

How long before the joint can take traffic?

It depends on the product and the conditions. We give you the times for walking, cleaning and traffic when we finish so you can plan.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Do you use a paintable sealant?

On joints you want to paint, yes. Silicone doesn’t take paint, so tell us your plans.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

When it isn’t the sealant

In fairness, there are a few things sealant will not fix:

  • Leaks from a failed tanking system
  • Damaged concrete that needs breaking out and repairing
  • Floors that are uneven or need levelling

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Do you need floor joint sealing in Spott?

An open floor joint fills with dirt and water. In wet areas, water runs into the gap at every clean.

Keep an eye out for any of the following:

  • Worn sealant at door thresholds
  • Rigid edge joints in tiled floors
  • Failed joint filler in concrete floors
  • Floor edges that trap water and grime

Rented homes near Dunbar station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.
