About our new build mastic in North Berwick

Snagging sealant properly means taking the failed bead out completely. Fresh silicone cannot bond to the old layer, so the joint is cut out, cleaned, dried and resealed. Typical jobs include sealant work across a run of new homes and joints pulling apart as timber shrinks, across bathrooms & en suites, kitchens and show homes.

Around smaller Scottish places like North Berwick, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

All our work is covered by our 12-month guarantee.

How we quote for new build mastic

There’s no set price list. What we look at:

  • The number and length of the joints
  • The type of sealant required
  • The number of rooms or windows
  • Whether the work is at height

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

Asking for a quote

To make quoting easier, please include:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • The rough size of the job

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Why it’s worth doing now in North Berwick

A tube of sealant from the DIY shop won’t fix the cause: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. In a place like North Berwick, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Do you need new build mastic in North Berwick?

Once people move in, baths and trays take weight and bed down. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used.

The most common problems we see are:

  • Shower seals failing in the first year or two
  • Messy sealant that spoils new finishes
  • Gaps opening as the house dries out and settles
  • Gaps between new skirting and floors

If you’ve bought a new home near North Berwick station, the sealant around baths, showers and frames is worth checking in the first year or two.

  • How much experience the applicator has
  • Whether they’re fully insured

Our hiring checklist

The process

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work starts. The work usually takes a few hours in a single home. Outdoor work around North Berwick depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before
  • Let us know about stairs, lifts or work at height

Advice

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

How to look after the new joints

Looking after new joints is easy:

  • Keep pictures and emails about snagging items
  • Ventilate bathrooms well, especially in the first year
  • Avoid scourers and strong chemicals on sealant
  • Resist patching a failed seal with a tube from the DIY shop

Watch the joints as the house settles. Small gaps can appear as the house dries and can be resealed later.

Early snagging is easier snagging. Left alone, a small crack can become a leak over time.
