New build mastic around Bolton
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
Whether the job is in Bolton itself or nearby, the right material for each joint matters as much as a neat finish.

New build mastic for homes and businesses in Bolton
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation, because that is what rushed new-build sealant usually lacks. We work on skirting & floors, plot handovers and kitchens, and the jobs we see most are beads laid onto grit and dust from the build and cracked caulk along new skirting.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
All our work comes with our 12-month guarantee, wherever you are in East Lothian.

DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Raise failed sealant with the developer while you’re covered
- Ventilate bathrooms well, especially in the first year
- Avoid running a DIY bead over the old one
- Photograph failed sealant before it’s redone
Watch the joints as the house settles. Small gaps can appear as the house dries.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.
What happens if it’s left?
A tube of sealant from the DIY shop won’t fix the cause: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

How we quote for new build mastic
The quote reflects the job in front of us. We look at:
- Whether there’s mould to deal with
- The product the joint needs
- How many areas need sealing
- Access and height
The cost depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

Bolton questions
Will you come out to Bolton?
Yes, Bolton is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Bolton in your area for new build mastic?
Yes. Our work covers the whole of Scotland, and Bolton is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Will you just run a new bead over the existing one?
No. We always remove the existing bead, then clean and prime the joint, and a new bead applied.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.
Will there be a smell?
Some sealants have a smell while they cure. Opening a window helps.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
How it works
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for most snagging lists, longer for a run of plots. Outdoor work around Bolton depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- Each joint is checked for movement before we start.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks
- Mention any tricky access

Common problems we fix in Bolton
Sealant applied onto damp surfaces does not bond well. Site programmes don’t always leave time for joints to dry before the sealant goes on.
If you can see any of these, it’s time to have the joints looked at:
- Shower seals failing in the first year or two
- Cracked sealant around new window and door frames
- Second-fix sealing on new plots
- Worktop and upstand sealant coming away
In and around Bolton, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

When it is not the sealant
It helps to know what we cannot do too:
- Disputes or warranty claims with your builder
- Baths and trays that move too much for sealant to cope with
- Leaks from pipes, valves or wastes, which need a plumber
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.
