Floor joint sealing for homes and businesses in Bolton
Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed using a product that suits the floor. Typical jobs include open gaps along the bottom of skirting boards and threshold joints that have opened or worn, across thresholds, tiled floors and concrete floor joints.
Work in a place like Bolton is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

New homes and floors in Bolton
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across East Lothian, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
Schools such as Knox Academy are buildings too, and entrance and corridor floor joints take a lot of traffic.

How the visit works
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours, depending on the length of joint. Around Bolton, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We clear the edges of the floor so the joints are easy to reach.

DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Common problems we fix in Bolton
A floor laid tight to the walls has no room to move. It pushes against the walls and skirting as it expands.
Common reasons people contact us are:
- Cracked grout where a tiled floor needs a movement joint
- Gaps between floors and kitchen plinths
- Threshold joints that have opened or worn
- Concrete floor joints that have broken down
For buildings such as Bolton Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.
What to look for in a quote
- Is VAT in the price?
- Which sealant they’ll use, and why
- Which colour the sealant will be
- What happens if they find a problem under the old sealant
Leave it or put it right?
Dirt builds up in open joints and makes the floor look worn. Sealed joints are easier to keep clean and finishes the floor. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Don’t fill floor joints with caulk where they move or get wet
- Avoid sloshing water against skirting
- Sweep along the edges of the floor
- Check the sealant is paintable before decorating
In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it until it’s ready.
In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.
How the job changes by surface
Skirting boards
Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing so the new sealant bonds.
Tiled floors
A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it if it’s in the right place.
Bolton: your questions answered
Is Bolton within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is floor joint sealing in Bolton guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Do you seal floor joints in bathrooms and kitchens?
Yes. We cut out any old sealant or caulk and reseal with flexible silicone, colour-matched where it shows.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Do you use a paintable sealant?
On joints you want to paint, yes. Silicone in bathrooms and kitchens can’t be painted, so tell us your plans.
Is caulk good enough for skirting?
Not where the floor moves or gets wet. It splits once the floor shifts, so the gap comes back. A flexible sealant is the better choice.
