Floor joint sealing in Bara, done properly

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed. If you are dealing with rigid edge joints in tiled floors and chipped and open joints in warehouse floors, we can put it right.

Work in a place like Bara is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Each job carries a 12-month guarantee.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Your questions about floor joint sealing in Bara

Is Bara within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near East Linton station. Can you help?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Do you work on commercial floors?

Yes. We reseal concrete floor joints in commercial and industrial units. We’ll talk through the traffic and choose a sealant suited to it.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Is caulk good enough for skirting?

Not where the floor moves or gets wet. Caulk cracks as the floor moves, so the gap comes back. A flexible sealant lasts longer there.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Can you add a movement joint to a tiled floor?

In many cases, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant. Loose or cracked tiles need a tiler first.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Leave it or put it right?

Dirt builds up in open joints and makes the floor look worn. A neat sealed joint is easier to clean and finishes the floor. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Why book with us

How to look after the new joints

Looking after new joints is easy:

  • Lift furniture rather than dragging it across joints
  • Do not fill floor joints with caulk where they move or get wet
  • Cone off fresh joints until they’re ready
  • Avoid sloshing water against skirting

Check the joints after the first winter. Small gaps at the ends can be touched up.

Small gaps are quick to seal. Left alone, they collect dirt and widen and are harder to clean out.

How it works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on the length of joint. Outside jobs in Bara need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height

New homes and floors in Bara

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across East Lothian, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

If you let a flat or house near East Linton station, gaps at skirtings and thresholds are worth sealing between tenancies.

How the job changes by surface

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint if it’s in the right place.

Skirting boards

Gaps between skirting and floor open as timber and floors move. We seal them with a flexible sealant rather than caulk in a colour to suit.

Signs you need floor joint sealing in Bara

An open floor joint fills with dirt and water. In wet areas, water runs into the gap at every clean and behind skirting and plinths.

It’s worth asking for a quote if you see:

  • Open joints that fill with dirt
  • Grout cracking in a straight line across a floor
  • Concrete floor joints that have broken down
  • Caulk that has cracked where the floor moves

In and around Bara, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Questions to ask before booking

  • Who turns up on the day
  • Which colour the sealant will be
  • How the surfaces are prepared before sealing
  • What the quote includes, VAT included or not
