About our new build mastic in Bara
Across Bara, we work for both new-home owners and the builders handing those homes over. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. Common call-outs are for skirting joints opening in the first winter and frame joints opening as the plaster dries, across plot handovers, skirting & floors and show homes.
For a place like Bara, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.
We stand behind the work with a 12-month guarantee.

Bara: your questions answered
I let a flat near East Linton station. Can you help?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Do you cover Bara for new build mastic?
Yes. We work across all of Scotland, and Bara is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and we will quote it together.
Can you do plot mastic on a new development?
Yes. We seal plots to the developer’s programme. Get in touch with the number of plots and the scope and we’ll quote.
Who should fix failed sealant in a new build?
Start with the builder if you are in the snagging or warranty period. Once that is done, or if they won’t put it right, we can reseal it properly.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
How long does new build mastic take?
A typical job takes anything from a few hours to several days, depending on the number of plots. We’ll confirm how long when we quote.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few photos.
Joints and finishes in Bara homes
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
If you’ve bought a new home near East Linton station, the sealant around baths, showers and frames is worth checking in the first year or two. Around Bara, as everywhere, new build mastic is only as good as the preparation behind it.

What we do, step by step
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours in a single home. For a place like Bara, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Let us know about earlier repairs to the joints
- Keep pets and children clear of the area while we work
Ask for a quote
We quote each job on its own. Simply send an email to info@mrmastic.co.uk and describe the job and send pictures if you have them.
Advice
When something else is needed
To be straight with you, some problems need a different trade:
- Settlement cracks that need a surveyor
- Leaking fittings rather than failed sealant
- Broken tiles or a split tray
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

For landlords and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
What affects the quote in Bara
We don’t publish a price list. What we look at:
- The product the joint needs
- When we can work, for business premises
- Mould in or behind the old joints
- The old material and how stubborn it is
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
Photos help, but a description is a good start. Please mention:
- The problem you’ve noticed
- Access, such as stairs, a lift or height
- Whether it has been sealed before
- How many joints, rooms or windows are involved
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Why it’s worth doing now in Bara
A tube of sealant from the DIY shop will not fix the cause: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit normally makes better use of the time than several visits. We will give you a clear quote for the lot.
What you get with us

Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Use the extractor fan every time you shower
- Do not wait for the house to settle if water is getting through
- Keep photos and emails about snagging items
- Follow the cure time we give you
Keep pictures of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant.
