Floor joint sealing in Smeaton

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. If you are dealing with open joints around bathroom floor edges and skirting that has pulled away from the floor, we can help, whatever the surface.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

You get a 12-month guarantee, the same in Smeaton as everywhere else we work.

Floor joint sealing around Smeaton

Floors around East Lothian run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

If you let a flat or house near East Linton station, a tidy floor and skirting joint helps a rental look ready for the next tenant. If you look after a church, hall or community building such as Prestonkirk Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Why deal with it now?

Not every floor joint takes the same sealant: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Getting that choice wrong is a common reason joints fail. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

Why book with us

  • Colour picked to suit the job
  • White, clear, grey or another colour, product permitting

Your questions about floor joint sealing in Smeaton

Can you help a landlord with a rental near East Linton station?

Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Is Smeaton within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Is there a guarantee?

Yes. Every job comes with a one-year guarantee.

Will I be able to paint over the new joint?

If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint, and silicone elsewhere.

What does floor joint sealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Do you work on commercial floors?

Yes. We reseal concrete floor joints in commercial and industrial units. We’ll talk through the traffic and choose a sealant suited to it.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Sweep along the edges of the floor
  • Keep caulk for dry, still joints only
  • Mark off resealed joints in warehouses
  • Check the sealant is paintable before decorating

Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. Resealing early keeps it out.

How we quote for floor joint sealing

We quote each job individually. These are the things that affect it:

  • Any working-time requirements on site
  • Any mould that needs treating
  • The product the joint needs
  • The number and length of the joints

The cost depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • The type of property
  • What’s wrong with the joints now
  • How many joints, rooms or windows are involved
  • Photos by email, if that is easy

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

What the job involves on each surface

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint where it suits the floor.

Concrete floor joints

Open concrete joints chip at the edges when wheels cross them. A sealed joint protects the edges and keeps dirt out.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

How it works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a morning or an afternoon for most homes. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. Finally, we check the work and talk you through aftercare.

Preparing for the visit

  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access
