What glazing silicone looks like in Smeaton
Smeaton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

About our glazing silicone in Smeaton
We renew glazing silicone on conservatories, rooflights and glass panels plus shower screens and the bases of glass balustrades. The old sealant comes out, the joint is cleaned and new silicone goes in. If you have conservatory leaks at frame and glazing joints and shower screens leaking along the wall or tray, we can help, on glass-to-glass joints, glass balustrade bases and rooflights alike.
In and around a place like Smeaton, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
Whatever the size of the job, you get the same one-year guarantee in Smeaton and across East Lothian.

Questions from Smeaton
Is Smeaton within the area you cover?
Yes, Smeaton is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is glazing silicone in a coastal place like Smeaton any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
How long does glazing silicone take?
As a guide, most jobs take anything from an hour or two to most of a day, depending on the size of the job. Bigger jobs take longer, and we will say how long yours will take.
What guarantee do I get?
Our 12-month guarantee applies to every job we do.
Do you work for letting agents?
Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.
Why not top up the existing silicone?
Silicone does not stick to silicone and water gets between the layers. We cut out the old sealant first.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Do you need glazing silicone in Smeaton?
Shower screen silicone gets wet every day. Mould gets into it and the joint starts to lift.
Signs it’s time to call us include:
- Cracked silicone between glass panels
- Rooflight joints letting water in
- New silicone smeared over old sealant
- Mouldy sealant around glass panels
Homes close to Prestonkirk Parish Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Honest limits
In fairness, there are a few things sealant will not fix:
- Cracked or broken glass
- Rotten or badly damaged frames
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
Surfaces we seal
- Shower screens
- Glass-to-frame joints
- Glass-to-glass joints
- Glass balustrade bases
- Rooflights
- Conservatory frames
Leave it or put it right?
Resealing cannot fix a failed unit or a cracked panel. We say so plainly and point you to a glazier or roofer. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.
Why us?
- Sealant colour chosen to suit
- You choose the colour before work begins
- An ARBOMaster approved applicator
- Sanitary silicone with an anti-fungal additive in wet areas

Looking after it afterwards
So the new joints stay in good condition:
- Look over the glazing joints once a year
- Do not use a blade near the sealant
- Avoid strong solvents on or near the sealant
- Ventilate the conservatory to cut condensation
On shower screens, wipe or squeegee after use and keep the room ventilated. That slows mould growth on the bead.
Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below before you spot it.
What the job involves on each surface
Glass balustrade bases
Balustrade bases are exposed outdoors. A sound sealant joint keeps them tidy and dry.
Shower screens
Mouldy or lifting sealant on a screen leaks. Cutting it out and resealing fixes it.
Quotes for glazing silicone in Smeaton
You’ll get a clear quote before any work starts. It’s based on:
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
- How much there is to do
- How many rooms, windows or areas are involved
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Photos by email, if that is easy
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
- The type of property
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
How the visit works
You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours for most jobs in most cases. Around Smeaton, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, we check where the water gets in.
- The failed silicone is cut out without marking the glass or frame.
- The joint is cleaned and degreased.
- We lay the new bead and tool it smooth.
- We check the finished joints and test with water where it’s safe.
Before we arrive
- Mention if the joints have been sealed before
- Mention any leaks or damp you’ve noticed
- Plan for the work area to be out of bounds to pets and children
