Regrouting in Smeaton

Regrouting in Smeaton, done properly

Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it and renew the silicone at the edges. We work on tiled floors, bathroom wall tiles and bathroom floors, and common reasons people get in touch are grout stained black or orange that won’t clean and kitchen splashback grout stained by grease.

For a place like Smeaton, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

There’s a 12-month guarantee on every job.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What happens if it’s left?

If tiles are loose, regrouting alone is not the answer. We point that out first, so you can decide what to do. Where the tiles are sound, regrouting is far less disruptive than retiling. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

Your questions about regrouting in Smeaton

Can you help a landlord with a rental near East Linton station?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Do you take on hotel work around Smeaton?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you reseal at the same time?

We generally do. New grout beside old sealant wouldn’t look right and could still leak.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first.

Do you guarantee regrouting?

There’s a 12-month guarantee on every job.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Do you have insurance?

Yes. We are fully insured for domestic and commercial work.

Surface by surface

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.

Wet rooms

In a wet room, the whole floor gets wet, so sound grout really matters. We check the tiles first.

Signs you need regrouting in Smeaton

A poor original job is a common cause. Grout that was too wet, not packed in or cleaned off too hard tends to wash out early.

It’s worth asking for a quote if you see:

  • Grout that makes sound tiles look old
  • Floor grout that won’t come clean
  • Grout that’s cracking and breaking up
  • Grout in a colour the owner wants to change

Rented homes near East Linton station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What to look for in a quote

  • Is the old sealant removed completely?
  • How much experience the applicator has
  • How long the guarantee is
  • What happens if they find a problem under the old sealant

10 questions to ask before booking

For landlords and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

The process

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, or longer for a fully tiled room. Around Smeaton, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky
  • Keep children and pets away from the work area

Advice

Bathrooms and kitchens in Smeaton

Smeaton is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near Prestonkirk Parish Church, walls and floors in older homes can move, and sealant and grout show it first.
