Landlords, agents and businesses in Garvald
Letting agents and landlords in Garvald can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Regrouting for homes and businesses in Garvald
Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. Our job is to rake it out and put new grout in and renew the silicone at the edges. If you are dealing with stained grout that cleaning won’t shift and cracked grout along the bath or tray, we can help, on kitchen splashbacks, tiled floors and bathroom floors alike.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Whatever the size of the job, you get the same 12-month guarantee.

Regrouting around Garvald
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
Letting a property close to East Linton station? Then a regrout while the flat is empty is quicker than working around a tenant. In and around Garvald, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

What affects the quote in Garvald
Call for a quick quote. What matters most is:
- Whether old sealant or filler has to be cut out
- The product the joint needs
- How many areas need sealing
- The number and length of the joints
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.
Asking for a quote
Before you ask for a quote, have a think about:
- If someone has resealed it before
- The problem you’ve noticed
- Whether it’s a home or a business
- How we’d reach the joints
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you are ready, email us at info@mrmastic.co.uk.
Aftercare tips
After the cure time, these simple habits help:
- Don’t use strong acidic cleaners on grout
- Do not ignore a tile that feels loose
- Clean with a soft brush, not anything metal
- Keep an eye on the silicone along the edges
We’ll tell you when the area can be used again. Please follow it, and avoid scrubbing the new grout hard for the first few days.
Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.

What the job involves on each surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on the area. You can change the colour at the same time.
Leave it or put it right?
With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. When the tiles are fine, it’s the sensible first step. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Garvald questions
Will you come out to Garvald?
Yes. Garvald is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you do regrouting in Garvald?
Yes. We work across all of Scotland, and Garvald is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Do you have insurance?
Yes. Full insurance covers our work.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
Is it OK to seal over old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
What guarantee comes with the work?
There’s a 12-month guarantee on every job, including regrouting.
How soon can the shower be used after regrouting?
Before we leave, we will tell you how long to wait. The grout and sealant both need to cure before they get wet.
What we do, step by step
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours, or longer for a fully tiled room. Outside jobs in Garvald need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking the tiles for any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- Corners and edges are resealed with flexible silicone, not grout.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Mention any tricky access
- Keep children and pets away from the work area
