Regrouting in Cockenzie and Port Seton: local notes

Cockenzie and Port Seton is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Letting a property close to Prestonpans station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you live in an older home near Chalmers Memorial Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Regrouting in Cockenzie and Port Seton

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. If you have grout stained black or orange that won’t clean and grout in a colour the owner wants to change, we can help, on bathroom wall tiles, bathroom floors and shower walls alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Each job carries a 12-month guarantee.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Give the walls a quick rinse after use
  • Keep the fan on after showering
  • Clean grout with a mild bathroom cleaner
  • Wipe or squeegee the shower walls

Have any tile that moves checked straight away. Movement will crack the new grout and open a path for water.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

Common questions in Cockenzie and Port Seton

Can you help a landlord with a rental near Prestonpans station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do you cover smaller places like Cockenzie and Port Seton?

Yes, Cockenzie and Port Seton is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What does regrouting cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Do you grout the corners?

We use silicone in corners and along edges. Grout in those joints cracks as the building moves.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes anything from a few hours to a full day, depending on the area. Somewhere like Cockenzie and Port Seton may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints

Advice

What happens if it’s left?

New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away. Raking out to a consistent depth gives the new grout something to hold. In an older home around Cockenzie and Port Seton, damp from a failed joint can get into timber and plaster.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

What sealant work cannot fix

It helps to know what we cannot do too:

  • A structure that flexes behind the tiles
  • Loose tiles, which need refixing first
  • Damaged tiles that need replacing

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Work for landlords, hotels and businesses

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Common problems we fix in Cockenzie and Port Seton

Most grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down and showers that get daily use suffer most.

People generally contact us when they notice one of these:

  • Grout that makes sound tiles look old
  • Cracked or crumbling grout lines
  • Gaps where the shower grout has gone
  • Kitchen splashback grout stained by grease

Schools such as Preston Lodge High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • Whether you can choose the colour
  • How the joint is cleaned and prepared
  • The length of the guarantee
  • When the joint can take water or movement

How to choose a mastic man

Surface by surface

Bathroom floors

Regrouting a floor brightens the whole room. The edges where floor meets wall or bath get silicone.

Shower walls

A shower wall is soaked daily, so grout there works hardest. It generally fails first.
