Regrouting in Seton, East Lothian

Problem with your tiled areas in Seton? We cut out the old, prepare the joints and apply the right sealant.

  • Cracked grout along the bath or tray
  • Grout that is cracking and breaking up
  • Grout washed out of a shower

Regrouting for Seton homes and businesses

Regrouting for homes and businesses in Seton

Before any work starts, the tiles are checked. If any tiles are loose or sound hollow, we tell you, since new grout cannot fix a problem underneath. With sound tiles, regrouting is a tidy, lasting improvement. If you have grout that makes sound tiles look old and floor grout that has worn and darkened, we can put it right, on wet rooms, shower walls and kitchen splashbacks alike.

In and around a place like Seton, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Silicone being applied where a shower enclosure meets beige wall tiles

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • Cracked or broken tiles
  • Water coming from plumbing rather than grout
  • A leaking wet room membrane

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Wet rooms
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Shower walls
  • Bathroom floors
  • Tiled floors

Landlord and commercial work in Seton

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Why deal with it now?

Regrouting won’t help where tiles have come away. We’ll tell you before work begins, so you can decide what to do. On sound tiles, regrouting avoids the upheaval of a retile. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

How to look after the new joints

To keep the joints looking good and working properly:

  • Wipe or squeegee the shower walls
  • Give the walls a quick rinse after use
  • Use a soft brush rather than a wire one
  • Keep the fan on after showering

Keep an eye on the silicone in the corners. Corners flex, so it’s normally the first thing to need attention, long before the grout does.

Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

What affects the cost of regrouting

The price is agreed before any work begins. It’s based on:

  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • When we can work, for business premises

What you pay reflects the work, not guesswork. That is why we ask a few questions first.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • Roughly how big the job is
  • Pictures of the joints, sent by email

Regrouting in Seton: local notes

Seton is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Prestonpans station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again. Managing a site like Ross High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Tranent Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take anything from a few hours to a full day, depending on the area. Somewhere like Seton may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.
