Floor joint sealing for homes and businesses in Seton

Gaps along the bottom of skirting are common in new and older homes alike. Caulk tends to crack there, so we close it with a flexible sealant instead. If you have cracked caulk along skirting in bathrooms and kitchens and gaps opening between the floor and skirting, we can put it right.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Structural movement or subsidence
  • Leaks from a failed tanking system
  • Cracked or broken concrete slabs

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Concrete floor joints
  • Skirting boards
  • Tiled floors
  • Wet room & bathroom floors
  • Commercial floors
  • Thresholds

How to look after the new joints

Looking after new joints is easy:

  • Ask before painting over a sealed joint
  • Cone off fresh joints until they’re ready
  • Keep caulk for dry, still joints only
  • Keep floor cleaning water to a minimum at the edges

Keep heavy furniture from dragging across the joints. Sharp edges can cut the sealant.

Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the surface smoother.

What happens on the day

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a morning or an afternoon for most homes. For a place like Seton, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. A flexible sealant suited to the floor is applied and tooled.
  5. We check the joints and explain the aftercare.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Tell us if parking is tricky
  • Move anything stored near the joints

Skirting boards

If the skirting is painted, a paintable flexible sealant works well. In wet rooms and kitchens, silicone is generally better.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint.

Common questions in Seton

Do you cover Seton for floor joint sealing?

Yes, Seton is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Will you come out to Seton?

Yes. Seton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in.

Why has a gap opened under my skirting?

It’s normally the floor moving: timber drying in winter, floors settling, or caulk that can’t stretch. A flexible sealant stays closed as the floor moves.

Why not just use caulk?

Only on dry joints that don’t move. It splits once the floor shifts, so the gap comes back. A flexible sealant is the better choice.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Do you seal kitchen plinths to the floor?

Yes. Floor edges in bathrooms and kitchens get wet at every clean, so we seal them with silicone suited to wet areas.

How long does the job take?

That depends on the amount of work, but as a guide it takes a few hours, depending on the length of joint. We will give you a better idea when we quote.

Why deal with it now?

The right product depends on the floor and the traffic: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Using the wrong one is why many floor joints fail. Around Seton, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

  • The number and length of the joints
  • How easy the joints are to reach

  • Working hours on commercial sites

Joints and finishes in Seton homes

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around East Lothian run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.

Letting a property close to Prestonpans station? Then a tidy floor and skirting joint helps a rental look ready for the next tenant. If you look after a church, hall or community building such as Tranent Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Do you need floor joint sealing in Seton?

An open floor joint fills with dirt and water. In kitchens and bathrooms, mop water gets into the gap.

People normally contact us after spotting something like this:

  • Threshold joints that have opened or worn
  • Grout used at the floor edge instead of sealant
  • Open gaps along the bottom of skirting boards
  • Failed joint filler in concrete floors

For site and facilities teams at buildings such as Ross High School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
