External mastic in Seton

How we handle external mastic in Seton

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render. If you’re dealing with movement joints with cracked, split or missing sealant and joints pointed up with cement by mistake, we can help.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

You’re covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

How to look after the new joints

Looking after new joints is easy:

  • Look over the joints every year, ideally after winter
  • Wash walls gently around the sealant
  • Deal with leaking gutters that soak the joints below
  • Clear growth from the base of walls and joints

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead over time.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

What affects the cost of external mastic

We quote each job individually. This is what makes a difference:

  • When we can work, for business premises
  • How easy the joints are to reach
  • Any mould that needs treating
  • How much there is to do

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

Asking for a quote

When you contact us, these details help:

  • How we’d reach the joints
  • Any previous sealing or DIY work
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking

Want a quote for external mastic? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and send you a clear quote before work begins.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of joints, longer for a whole elevation, including the tidy-up. Somewhere like Seton may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Preparing for the visit

  • Mention any parking rules near the property
  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints

How to get a quote

Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

What external mastic looks like in Seton

Seton is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Historic houses like Hamilton House (about 1.3 miles west) are a reminder that the area around Seton has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

If you look after a building such as Ross High School, its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to Prestonpans station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Common problems we fix in Seton

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and make things worse.

Most people get in touch when they notice one of these:

  • Joints with sealant missing in places
  • Cracked joints where brick meets render or frames
  • Rain getting behind render or cladding at a joint
  • Failed sealant between panels on a façade

In the older streets around Tranent Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

10 questions to ask before booking

Your questions about external mastic in Seton

Does the coastal weather in Seton affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

I let a flat near Prestonpans station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Can you seal joints between two different materials?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces with primer where required.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Is there a guarantee?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we will sort it.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding, so the joint can move.

Do you work in Seton?

Yes. We work in Seton and the rest of East Lothian, as part of our work across South East England, London and Scotland. For a quote, send an email to info@mrmastic.co.uk.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams in Seton and across East Lothian. Several sites can be quoted together.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Leave it or put it right?

Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so its sealant has to stay flexible.

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant so the movement is taken up.
