Your questions about external mastic in Macmerry

I let a flat near Longniddry station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Does the coastal weather in Macmerry affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Pointing it stops it working. A flexible sealant is the right fill.

How long will you be here?

Typically it takes anything from a few hours to several days, depending on the building. Bigger jobs take longer, and we’ll say how long yours will take.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Do you come to Macmerry?

We do. Our applicators work in Macmerry, and the service is the same as everywhere else.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

When will the joints need doing again?

There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.

About our external mastic in Macmerry

Low-level joints can usually be done from the ground. For joints higher up, give us some details of the building and we’ll confirm what access is needed. Common call-outs are for failed sealant between panels on a façade and old sealant gone brittle and cracked, across brickwork movement joints, render & cladding joints and concrete & block.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Macmerry need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

How we quote for external mastic

The quote reflects the job in front of us. We take into account:

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • The number of rooms or windows

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking

For external mastic in Macmerry, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Different surfaces, different methods

Cladding and façade panels

Panels heat up and cool down quickly, so the joints work hard every day. The sealant is chosen with that in mind.

Concrete and blockwork

The face of concrete or block is often dusty, so cleaning and priming matter. A primer goes on where the product requires one before the bead.

Signs you need external mastic in Macmerry

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.

These are the problems we’re asked about most:

  • Moss and dirt in joints with no sealant left
  • Old sealant gone brittle and cracked
  • Movement joints filled with mortar instead of sealant
  • Brick movement joints where the sealant has split

Hamilton House, about 3 miles west, is one of the historic houses in the wider area around Macmerry.

What your quote should include

  • How long to leave it before use
  • Whether they’re fully insured
  • How the joint is cleaned and prepared
  • Who does the work, and how experienced they are

Our hiring checklist

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep soil, plants and ivy away from the joints
  • Make sure movement joints are not pointed over
  • Point out the joints to other trades
  • Walk round the building once a year and look at the joints

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

Once a joint cannot move, the wall finds another way, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Failed render or damaged cladding panels
  • Structural movement, which needs a surveyor or engineer

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Macmerry buildings and the weather

Macmerry is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. With historic houses such as Hamilton House (about 3 miles west) nearby, there’s older building stock in the area around Macmerry as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

For landlords with property near Longniddry station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. For site and facilities teams at buildings such as Ross High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
