Honest limits

New sealant can’t fix everything, and we will tell you before we start. Sealant will not put right:

  • Damaged fittings that need replacing
  • A tray or bath that isn’t properly supported, until it’s fixed
  • Deciding who is responsible under a builder’s warranty

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

New build mastic in Prestongrange, done properly

We never seal over a failed new-build bead. Fresh silicone cannot bond to the old layer, so it all comes out before we clean, dry and reseal. If you have cracks appearing as a new home settles and new-build shower sealant that has already split, we can put it right, whatever the surface.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

All our work comes with a 12-month guarantee.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

New build mastic around Prestongrange

Prestongrange is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

How the job changes by surface

Kitchens

Beside the sink, the joint takes water every day. We use a sealant suited to kitchens, food-safe where it’s needed.

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. Resealing properly keeps water where it belongs.

Why deal with it now?

A tube of sealant from the DIY shop won’t fix the cause: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. Around Prestongrange, water from a failed joint in an older stone home can soak into timber and plaster.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

When to call us in Prestongrange

Later trades and the final clean can damage fresh sealant. If it’s disturbed before curing, the joint can be left weak and it shows once the home is in use.

Keep an eye out for these signs:

  • Second-fix sealing on new plots
  • Skirting joints opening in the first winter
  • Shower seals failing in the first year or two
  • Sealant applied over dusty or wet surfaces

For new homes near Prestonpans station, it’s worth checking the sealant early, while snags are still fresh.

What to look for in a quote

  • Which sealant they’ll use, and why
  • Whether they’re fully insured
  • What preparation is included
  • Who turns up on the day

10 questions to ask before booking

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the number of plots and we leave things clean and tidy. Around Prestongrange, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Mention any parking rules near the property
  • Clear items away from the joints we are working on

Your questions about new build mastic in Prestongrange

Do you work for landlords with property near Prestonpans station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Do you cover smaller places like Prestongrange?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for developers?

Yes. We work through plots to your schedule ready for handover. Tell us the plots and the joints involved and we’ll quote.

When is the sealant fully cured?

Cure times vary by product. Before we leave, we will tell you the cure time.

Is the work guaranteed?

Yes. Every job comes with our 12-month guarantee.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Is it normal for sealant to crack in a new home?

A new house dries and settles for a year or two, and sealant is often rushed onto dusty, unprimed surfaces. Either can make it fail early.
