Window mastic for homes and businesses in Dovecote

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We work on window sills, uPVC windows and timber windows & doors, and the jobs we see most are mastic that’s falling out in pieces and sealant in the wrong colour for the frame.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Do not aim a pressure washer at the joints
  • Keep solvents and bleach off the sealant
  • Make sure the drainage slots are not blocked
  • Keep timber frames painted

Most silicone sealants won’t take paint, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

The process

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a few frames, or a day or more for a whole house. Around Dovecote, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed

Window mastic in Dovecote: local notes

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. With historic houses such as Gosford House (about 4.6 miles north-west) nearby, there’s older building stock in the area around Dovecote as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Knox Academy, the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Drem station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For an older house near a landmark such as West Parish Kirk and Tower, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Quotes for window mastic in Dovecote

The price is agreed before any work begins. It takes into account:

  • Any working-time requirements on site
  • The old material and how stubborn it is
  • How many areas need sealing
  • How much there is to do

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Helping us quote

When you contact us, these details help:

  • The rough size of the job
  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, email us at info@mrmastic.co.uk.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

FAQs for Dovecote

Can you do window mastic in Dovecote?

Yes. Our work covers the whole of Scotland, and Dovecote is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Will you come out to Dovecote?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work on first-floor windows?

Yes, where it’s safe. For high or awkward windows, we’ll tell you what access is needed.

How long does it take to reseal the windows on a house?

A handful of frames is a short visit. You’ll get a timescale with the quote.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures.

Do you work for landlords and businesses?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels across East Lothian.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

How the job changes by surface

uPVC windows

We clean the frame edge carefully so the plastic isn’t marked, then the sealant goes in between frame and wall and tooled smooth.

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Why deal with it now?

Running fresh sealant over the old joint is tempting, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
