Regrouting in Dovecote, East Lothian
Problem with your tiled areas in Dovecote? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Grout that is cracking and breaking up
- Splashback grout that has darkened
- Good tiles let down by tired grout
When to call us in Dovecote
A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.
If you can see any of these, it’s time to have the joints looked at:
- Stained grout that cleaning will not shift
- Old grout in a dated colour
- Grout in corners that has cracked
- Shower grout that has worn away
For site and facilities teams at buildings such as Knox Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What your quote should include
- Whether they seal over old material or remove it
- What happens if the job turns out different
- What the quote includes, VAT included or not
- How much experience the applicator has
Regrouting in Dovecote
If you’ve been scrubbing grout that won’t come clean, the stain is often in the grout itself. Replacing it is the lasting answer, and it’s a chance to change the colour too. Common call-outs are for a grout colour that no longer suits the room and grout washed out of a shower, across kitchen splashbacks, tiled floors and bathroom floors.
A bathroom in a place like Dovecote gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Why deal with it now?
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. In an older home around Dovecote, damp from a failed joint can get into timber and plaster.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

When it is not the sealant
A few problems are outside what sealant work can do:
- A structure that flexes behind the tiles
- Cracked or broken tiles
- Water coming from plumbing rather than grout
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.
What we seal

Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Use a squeegee on the tiles after showering
- Use a soft brush rather than a wire one
- Keep the fan on after showering
- Give the walls a quick rinse after use
Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time, long before the grout does.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

FAQs for Dovecote
Do you work in hotels near Dovecote?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Do you cover smaller places like Dovecote?
Yes. Dovecote is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is it OK to seal over old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Will the sealant be renewed as well as the grout?
In most cases, yes. The corners and edges should be silicone, and it makes sense to renew both together.
How do I get a quote for regrouting in Dovecote?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover Dovecote, along with the rest of our area.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Are you fully insured?
Yes. Full insurance covers our work.
What happens on the day
We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a shower enclosure, longer for a whole room. Outside jobs in Dovecote need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
Getting ready for the visit
- Clear items away from the joints we’re working on
- Let us know about stairs, lifts or work at height
- For indoor joints, keep the area dry beforehand if you can

For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
Letting agents and landlords in Dovecote can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
Surface by surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Wet rooms
In a wet room, the whole floor gets wet, so good grout is important. We check the tiles first.
Regrouting around Dovecote
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. There are hotels and other places to stay in and around Dovecote. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Letting a property close to Drem station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again. In the older streets around West Parish Kirk and Tower, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
