External Mastic in Dovecote
Movement joints in Dovecote need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Failed seals between different materials
- Damp patches traced to an open external joint
- Failed sealant between panels on a façade
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Walk round the building once a year and look at the joints
- Show decorators and builders where the movement joints are
- Deal with leaking gutters that soak the joints below
- Check the sealant is paintable before painting near it
Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
How we handle external mastic in Dovecote
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render so the line blends in. Common call-outs are for moss and dirt in joints with no sealant left and joints with sealant missing in places, across copings & trims, brickwork movement joints and concrete & block.
In and around a place like Dovecote, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Why it’s worth doing now in Dovecote
Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. In an older home around Dovecote, damp from a failed joint can get into timber and plaster.
Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Outside joints around Dovecote
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Historic houses like Gosford House (about 4.6 miles north-west) are a reminder that the area around Dovecote has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
Managing a site like Knox Academy? Then larger buildings have long runs of movement joint that eventually need resealing. For landlords with property near Drem station, outside joints that have cracked can let damp into a rental, so check them between lets. If you live in an older home near West Parish Kirk and Tower, the joints between older walls, newer extensions and the roofline need a sealant that can move.

How it works
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building for a typical job. Somewhere like Dovecote may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Honest limits
We’ll always be straight with you, so here’s what sealant can’t fix:
- Cracks in the bricks or render themselves, away from the joints
- Cutting new joints into brickwork, which is building work rather than sealant work
- Rising or penetrating damp from elsewhere in the wall
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Can a movement joint be filled with mortar?
No. Mortar locks the joint solid, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.
Do you use backing rod?
Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Surface by surface
Copings and trims
Copings expand and contract through the day, so a flexible sealant suits them best in all weathers.
Cladding and façade panels
Cladding and façade panels are normally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.
