Why act early in Gladsmuir

If you’re painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

About our window mastic in Gladsmuir

Around Gladsmuir we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on composite doors, uPVC windows and window sills, and the jobs we see most are gaps between the frame and the inside reveal and leaking joints at the ends of sills.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Big or small, you get the same 12-month guarantee.

What the job involves on each surface

Window sills

Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.

Timber windows & doors

Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.

When to call us in Gladsmuir

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. Backing rod sets the right depth.

If you can see any of these, it’s time to have the joints looked at:

  • Cold air getting in at the frame edge
  • Black, perished sealant on frames
  • Rushed sealant from a window installation
  • White mastic on grey or black frames

Homes close to Gladsmuir Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Quotes for window mastic in Gladsmuir

Every job gets its own quote. These are the things that affect it:

  • Access and height
  • How many areas need sealing
  • Whether there’s mould to deal with
  • Any working-time requirements on site

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work before giving you a price.

What we can’t put right

In fairness, some problems need a different trade:

  • Penetrating damp from a failed cavity tray or render
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A sash or casement that will not close properly

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a morning for a couple of windows and a door, depending on how much there is to do. Around Gladsmuir, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

How to prepare

  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work

FAQs for Gladsmuir

Is Gladsmuir within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is window mastic in a coastal place like Gladsmuir any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

What do you need from me for a quote?

A short description and the location. We will ask anything else we need to know.

Can I add another job to the visit?

Yes. Just list everything you need.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Can I paint over the new sealant?

Not if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Windows and doors in Gladsmuir

Gladsmuir is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For landlords with property near Longniddry station, renewing tired window mastic between tenants heads off draught and damp complaints.
