What affects the quote in Macmerry
For a quick quote, just ask. What matters most is:
- Any working-time requirements on site
- Access and height
- Whether there’s mould to deal with
- How much old sealant there is and how hard it is to remove

Window mastic in Macmerry, done properly
There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We work on patio & French doors, composite doors and aluminium frames, and the jobs we see most are old mastic that has gone black or come away and hard, cracked sealant around windows.
In and around a place like Macmerry, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We also work for property managers and facilities teams in Macmerry and across East Lothian. Several sites can go on one quote, and we are fully insured.
What sealant work cannot fix
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- A frame that has rotted at the joint
- Damp coming through the wall itself rather than the frame joint
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.
What we seal
- Aluminium frames
- uPVC windows
- Timber windows & doors
- Composite doors
- Window sills
- Patio & French doors
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Window mastic in Macmerry: local notes
Macmerry is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Schools such as Ross High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Historic houses such as Hamilton House, about 3 miles west, show how far back building around Macmerry goes.

How to look after the new joints
After the cure time, these simple habits help:
- Avoid blasting the frames with a pressure washer
- Use gentle cleaners on frames and sealant
- Keep solvents and bleach off the sealant
- Check the mastic once a year
Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
Macmerry: your questions answered
Is Macmerry within the area you cover?
Yes. Macmerry is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does the coastal weather in Macmerry affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Will resealing my frames help with draughts?
Often, yes. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
How do I get a quote for window mastic in Macmerry?
Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Common problems we fix in Macmerry
On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.
Any of these means the joints need attention:
- Mastic that’s falling out in pieces
- Mastic that has split away from the wall
- Whistling draughts around closed windows
- Gaps left after new windows were fitted
Rented homes near Longniddry station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
What to look for in a quote
- How much experience the applicator has
- Whether you can choose the colour
- Are they insured?
- Is the old sealant removed completely?
What happens on the day
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on the size of the job. Around Macmerry, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Preparing for the visit

- Mention any tricky access
- Let us know about parking restrictions
