Frames and glazing around New Winton
New Winton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you look after a building such as Ross High School, larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Prestonpans station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

- Access and height
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

- The problem you’ve noticed
- The address or postcode of the job

What we are called out for in New Winton
On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.
People usually contact us after spotting one of these:
- Leaking joints at the ends of sills
- Mastic that has split away from the wall
- Rain getting in at the frame or under the sill
- Old mastic that has gone black or come away
Historic houses such as Hamilton House, about 2.9 miles north-west, show how far back building around New Winton goes.

Your questions about window mastic in New Winton
Do you cover smaller places like New Winton?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Prestonpans station. Can you help?
Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Can you do upstairs windows?
Yes, in most cases. We plan safe access before the job.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Will resealing my frames help with draughts?
In many cases. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.
How many windows can you do in a day?
The work takes most of a day for a typical house, less for a few frames. Access and the amount of old mastic make the biggest difference.
For landlords and businesses
Housing providers, facilities teams and property managers book us too in New Winton and across East Lothian. We can quote a run of properties together, and we are fully insured.
Landlords and agents in New Winton can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
How the job changes by surface
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match keeps the clean look.
Window sills
Where a sill meets brick or render, the ends often crack first. We reseal them so rain can’t run into the wall.
The process
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a morning for a couple of windows and a door and we leave things clean and tidy. Outside jobs in New Winton need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We start by checking each window and door with you.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height
- Try not to wet indoor joints just before the visit
Getting a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.
Advice
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
When something else is needed
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- A door that needs adjusting, rehanging or new seals
- Broken hinges, locks or handles
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.
