DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Glazing silicone in Gladsmuir
Not every silicone suits glass. Our applicators use neutral-cure glazing silicone that is suited to glass and the frame, finished with a neat, even bead. If you have failed sealant around rooflight glass and leaks from the base of a shower screen, we can help, on glass-to-frame joints, conservatory frames and shower screens alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What glazing silicone looks like in Gladsmuir
Gladsmuir is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Historic houses like Gosford House (about 3.3 miles north) are a reminder that the area around Gladsmuir has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
For an older house near a landmark such as Gladsmuir Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in. If you let a flat or house near Longniddry station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Questions from Gladsmuir
Can you help a landlord with a rental near Longniddry station?
Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Is Gladsmuir within the area you cover?
Yes, Gladsmuir is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Is balustrade sealant something you do?
Yes, we reseal the joint at the base channel. Fitting glass is a separate trade.
Is it enough to run a bead over the old sealant?
Many leaks we see come from exactly that. We remove the old silicone, clean the joint and reseal.
Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
What happens if it’s left?
Topping up old silicone can look like a fix, but silicone does not stick to silicone and water soon finds its way back. Cutting out and resealing properly lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

How the visit works
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes a few hours, depending on how many joints need doing for a typical job. Outdoor work around Gladsmuir depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We trace the leak and confirm it’s a sealant joint.
- We remove the old sealant carefully.
- The joint is cleaned and degreased.
- We lay the new bead and tool it smooth.
- We check the finished joints and test with water where it’s safe.
Getting ready for the visit

Rooflights
We reseal the glazing joints on rooflights. Leaks from the roof itself need a roofer.
Shower screens
Frameless screens rely on silicone at the base and wall. We renew it without marking the glass.
Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Wipe the screen down after showering
- Inspect the sealant on glazing annually
- Avoid strong solvents on or near the sealant
- Do not leave a drip for the next storm
Avoid scraping near the new silicone when you clean. A soft cloth or sponge is best.
If silicone on glass has cracked, water is already getting in. Renewing it early keeps it simple compared with fixing water damage later.
