Sand mastic near Dovecote

Sand mastic for homes and businesses in Dovecote

Burnt sand mastic is a traditional material blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. We work on brick reveals, tenement windows and sash and case windows, and people most often call us about mastic worn away on windows facing the weather and modern sealant on a period surround.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

A one-year guarantee comes as standard, so you are not left on your own once the job is done.

How the job changes by surface

Stone surrounds

The stone is treated with care while raking out the old mastic.

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.

What affects the quote in Dovecote

We do not publish a price list, because jobs vary so much. What we look at:

  • Working hours on commercial sites
  • Any mould that needs treating
  • How easy the joints are to reach
  • The product the joint needs

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and agree the price before starting.

What we need to know

What to tell us when you ask for a quote:

  • Roughly how big the job is
  • What’s wrong with the joints now
  • Any previous sealing or DIY work
  • The type of property

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Landlord and commercial work in Dovecote

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What sealant work cannot fix

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Cracked or broken glass
  • Whether work needs listed building consent
  • Decayed frames that need repair

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

How it works

You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a single window, longer for several in most cases. Around Dovecote, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

How to prepare

  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules
  • Clear the area around the work

Advice

How to look after the new joints

Looking after new joints is easy:

  • Sort the mastic before the decorators arrive
  • Keep modern sealant off the mastic
  • Leave the new mastic unpainted
  • Find out about consent before window work on a listed home

Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.

Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens as more mastic falls out.

Sand mastic in Dovecote: local notes

With historic houses such as Gosford House (about 4.6 miles north-west) nearby, there’s older building stock in the area around Dovecote as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For site and facilities teams at buildings such as Knox Academy, its window and door frames need their mastic kept sound, just like a home’s. Homes close to West Parish Kirk and Tower include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Letting a property close to Drem station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
