Trusted sand mastic in Gifford

Different surfaces, different methods

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We can do one window or several.

Sash and case windows

A sash window’s box frame sits in the masonry opening. Sand mastic seals the joint round it.

Sand mastic in Gifford, done properly

Sand mastic skins over fairly quickly but full hardening takes longer. Traditionally, sand mastic is left unpainted, so ask us before you decorate. We’re often asked to deal with mastic worn away on windows facing the weather and silicone on a period window that looks wrong, on period & listed homes, timber door frames and stone surrounds.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Our work is backed for twelve months.

What we are called out for in Gifford

Water gets into small cracks in the mastic and pushes it out. Windows facing the weather tend to go first.

These are the problems we’re asked about most:

  • Draughty sash windows at the surround
  • Window mastic to renew ahead of painting
  • Crumbling sand mastic round a window
  • Mastic worn away on windows facing the weather

If you live in an older home near Yester Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Common questions in Gifford

Do you cover Gifford for sand mastic?

Yes. We work across all of Scotland, and Gifford is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is Gifford within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What’s sand mastic made of?

Sand plus a binder based on linseed oil. It’s applied by hand and shaped to suit the surround.

What does sand mastic cost?

Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk and tell us what needs doing and where.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

How long does sand mastic take to go off?

A skin forms quite soon, but full hardening takes longer. We will tell you what to expect for your job.

What we can’t put right

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Sashes that need overhauling
  • Crumbling stone or brickwork round the window
  • Rotten sashes, sills or window boxes (a joiner’s job)

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

How we quote for sand mastic

We quote each job individually. These are the things that affect it:

  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • How easy the joints are to reach
  • The product the joint needs

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The rough size of the job
  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • How we’d reach the joints

If you’re in Gifford and need sand mastic, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before any work starts.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to a full day, depending on how many windows. For a place like Gifford, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep sills and gutters clear so water drains away
  • Avoid patching sand mastic with silicone
  • Look over the window mastic once a year
  • Plan mastic work ahead of painting

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
