Need remedial sealant in Gifford?

Remedial sealant for homes and businesses in Gifford

Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out. We work on shrunken worktop sealant, botched or over-sealed joints and mouldy bath & shower sealant, and the jobs we see most are over-sealed joints coming away and wide, uneven beads that look worse than the old ones.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Surface by surface

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned before backing and resealing.

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, tray edges and screen profiles included.

Bathrooms and kitchens in Gifford

Gifford has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Gifford, as everywhere, remedial sealant is only as good as the preparation behind it. If you live in an older home near Yester Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Landlord and commercial work in Gifford

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Common questions in Gifford

Do you work in hotels near Gifford?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you cover smaller places like Gifford?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you remove old sealant without damaging the bath?

Yes, with care. We cut and lift the old sealant with tools suited to the surface, and the residue is cleaned away. We point out any damage that’s already there.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

How long will it take to strip and reseal the joint?

It takes a few hours, depending on how many layers have to come out. You’ll know the timing when we quote.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Does remedial work come with a guarantee?

Yes. Every job comes with our 12-month guarantee.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

What sealant work cannot fix

To be straight with you, there are a few things sealant will not fix:

  • Plumbing leaks behind walls or under trays
  • Failed tanking or loose tiles behind the sealant
  • Movement from fittings that aren’t supported

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints

Leave it or put it right?

Ripping out a bathroom isn’t usually needed. If the bath, tray and tiles are sound, remedial resealing normally puts it right. If they’re not, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Why book with us

  • Old sealant always removed completely
  • Anti-fungal sanitary silicone in wet areas
  • Trusted Arbo and Everbuild sealants
  • We leave the area clean and tidy

Take a look at what affects the cost or what customers say.

What we do, step by step

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around Gifford depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you are told about anything else we found.

What affects the quote in Gifford

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The old material and how stubborn it is
  • Access and height
  • When we can work, for business premises
  • The type of sealant required

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • The rough size of the job
  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • The address or postcode of the job
