Remedial sealant in East Saltoun
A joint that keeps failing generally has a reason. Movement, the wrong product or a leak from somewhere else will beat any new bead. Finding that cause comes before any new sealant. Typical jobs include sealant peeling off a dusty or damp surface and leaks that keep coming back after resealing, on botched or over-sealed joints, leaking tray & enclosure joints and failed movement joints.
In and around a place like East Saltoun, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Bathrooms and kitchens in East Saltoun
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you live in an older home near Saltoun Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Why it’s worth doing now in East Saltoun
Repeat failures have a cause. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What affects the cost of remedial sealant
Your quote is based on your job. We look at:
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- How many areas need sealing
- The type of sealant required
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
What we need to know
You don’t need to know the technical terms. Just tell us:
- The rough size of the job
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
- If it’s domestic, commercial or a hotel
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job.
Different surfaces, different methods
Worktops & kitchens
If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, which we’ll point out.
Movement & expansion joints
A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal with a low-modulus product.
East Saltoun: your questions answered
Will you come out to East Saltoun?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is remedial sealant in East Saltoun guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Can landlords and businesses book you?
Yes. We work in homes, commercial premises and hotels, and we are fully insured.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
How long will it take to strip and reseal the joint?
A little longer than a standard reseal. Most jobs take a few hours.
What if the leak is not the sealant?
Then we explain what we’ve found. You may need a plumber or bathroom fitter before any new sealant goes on.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.
What happens on the day
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on how many layers have to come out. Outdoor work around East Saltoun depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Tell us about access, such as stairs, a lift or high-level joints
- For indoor joints, keep the area dry beforehand if you can

Related advice
How to look after the new joints
So the new joints stay in good condition:
- Check ceilings under showers for marks
- Get the cause of a repeat leak found before resealing
- Don’t wait for a small gap to become a leak
- Do not add new sealant on top of old
Leave the new joint to cure fully before it gets wet or moves: usually around 24 hours, or as long as we advise.
Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.
When to call us in East Saltoun
How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, cannot flex, and tears at the first real movement. Backing sets the depth and stops that.
The most common problems we see are:
- A second bead peeling off the first
- Dark patches showing through the sealant
- Sealant peeling off a dusty or damp surface
- Smears and lumps from a botched reseal
In and around East Saltoun, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.
What to look for in a quote
- How much experience the applicator has
- Whether you can choose the colour
- Whether all the old sealant comes out first
- Which sealant they’ll use, and why
