How the job changes by surface
Patio & French doors
Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.
Composite doors
An exposed front door gets wind-driven rain. We pay most attention there.
DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Honest limits
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Soft or decayed wood in the frame
- Damp problems in the wall away from the window
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Frames and glazing around Bara
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Rented homes near East Linton station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Around Bara, as everywhere, window mastic is only as good as the preparation behind it.
Bara is about 4 miles south-east of Haddington, in East Lothian. Every kind of property in Bara is covered for window mastic, old or new, large or small. The work is guaranteed for a year. Bara is one of 48 places in East Lothian we cover. We also work in Edinburgh, about 20 miles from Bara.

Why it’s worth doing now in Bara
Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Questions from Bara
Do you work for landlords with property near East Linton station?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Can you do window mastic in Bara?
Yes, Bara is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Can I add another job to the visit?
Yes. Just list everything you need and we will quote it together.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you do commercial work?
Yes. We can plan bigger jobs in stages.
Can you do the inside joint as well?
Yes. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
The process
On the day, we start by going over the job with you. Surfaces next to the work are protected before any work starts. The work usually takes a few hours for a handful of frames, longer for a whole house. For a place like Bara, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check each frame and agree which ones need doing.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit
Ask for a quote

Related advice
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Look round the frames every year or so
- Avoid harsh chemicals near the mastic
- Paint up to the joint, not over it
- Ventilate rooms so frames do not stay wet inside
Most silicone sealants will not take paint, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
