Window mastic in Prestongrange

Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. If you have cracked or shrunken mastic around the frame and untidy mastic left by window fitters, we can put it right, on patio & French doors, window sills and timber windows & doors alike.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All our work is covered by our 12-month guarantee, wherever you are in East Lothian.

Quotes for window mastic in Prestongrange

Every job gets its own quote. This is what makes a difference:

  • The size of the job
  • When we can work, for business premises
  • Which sealant suits the joint
  • Whether the work is at height

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

Helping us quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • The rough size of the job
  • If someone has resealed it before
  • The problem you’ve noticed

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

Do you need window mastic in Prestongrange?

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant in the wrong colour for the frame
  • Draughty joints inside around the window
  • Leaking joints at the ends of sills
  • Old mastic that has gone black or come away

For landlords with property near Prestonpans station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What your quote should include

  • How the surfaces are prepared before sealing
  • The length of the guarantee
  • How long to leave it before use
  • Who turns up on the day

How to choose a mastic man

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning for a couple of windows and a door. For a place like Prestongrange, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

What sealant work can’t fix

In fairness, there are a few things sealant will not fix:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Penetrating damp from a failed cavity tray or render
  • Worn gaskets, brush seals or a door that has dropped

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • Composite doors
  • uPVC windows
  • Timber windows & doors
  • Patio & French doors
  • Aluminium frames
  • Window sills

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Air rooms to keep condensation down around windows
  • Avoid harsh chemicals near the mastic
  • Clear any debris from frame drain holes
  • Walk round the house once a year and look at the joints

Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

What window mastic looks like in Prestongrange

Prestongrange is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

For an older house near a landmark such as Prestongrange Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as Preston Lodge High School, the mastic around its windows and doors needs looking after like any other building’s.

Prestongrange: your questions answered

Do you work for landlords with property near Prestonpans station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Is window mastic in a coastal place like Prestongrange any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you guarantee window mastic?

Yes. Every job comes with our one-year guarantee, and we’re fully insured.

Can new window sealant be painted?

Not usually, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Can you seal the gap between the frame and the plaster indoors?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

Leave it or put it right?

Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. In a place like Prestongrange, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.
