About our fire rated sealant in Whitecraig
Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap. Typical jobs include linear gaps at the head of walls and new service routes left unsealed after building work, on door frames, flats & HMOs and service penetrations.
If you look after holiday lets, a guest house or a community building in or near Whitecraig, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
Our work is backed for twelve months.

How the job changes by surface
Linear gaps
Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run.
Plasterboard walls
Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall.

What happens on the day
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a handful of gaps, and longer for a whole building from start to finish. Outdoor work around Whitecraig depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Any non-fire-rated filler is removed and the faces cleaned.

Advice
What we’re called out for in Whitecraig
Movement in the structure can open gaps too: cracked or debonded sealant leaves an open route through the wall. Damage from cleaning, knocks and maintenance adds to it.
Keep an eye out for any of the following:
- Open joints along the top of partitions
- Gaps filled with a product that is not fire-rated
- New service routes left unsealed after building work
- Open gaps behind door architraves
For landlords with property near Wallyford station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Your questions about fire rated sealant in Whitecraig
Can you help a landlord with a rental near Wallyford station?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Is Whitecraig within the area you cover?
Yes. Whitecraig is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you take on fire stopping in schools and offices?
Yes. We regularly work in flats, HMOs, schools and offices while they’re in use. Early starts or out-of-hours work can be arranged if that suits the building.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Is intumescent sealant the same as fire-rated sealant?
Intumescent means it swells when heated, helping close the gap. Intumescent sealants are one kind of fire-rated sealant; the right one depends on the gap and what passes through it.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we’re using.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Check whether a sealant can be painted before decorating over it
- Store the list of sealed gaps with your building paperwork
- Keep pictures of seals that will be hidden
- Do not fill fire-stopping gaps with ordinary foam or silicone
Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.
It’s easiest to seal gaps while they’re few and easy to reach. Over time, more work adds more holes and the job gets bigger.
What affects the cost of fire rated sealant
The price is agreed before any work begins. It’s based on:
- The product the joint needs
- The number and length of the joints
- Access and height
- When we can work, for business premises
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.
Helping us quote
To help us quote quickly, let us know:
- What’s wrong with the joints now
- A few pictures by email, if you can
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
What sealant work cannot fix
In fairness, there are a few things sealant will not fix:
- Doors that are not fire doors in the first place
- Issuing a fire rating or certificate for a building
- Fire risk assessments, which need a qualified assessor
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.
