Bathroom resealing in Inveresk
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. If you are dealing with damp behind the bath or under the tray and failed sealant on the screen profile, we can help.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Use gentle cleaners on the silicone
- Keep bottles off the sealant line
- Dry worktop joints after washing up
- Never pick at the silicone with a blade
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Leave it or put it right?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a place like Inveresk, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Work for landlords, hotels and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works.
We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
What affects the cost of bathroom resealing
We do not publish a price list, because no two jobs are the same. The quote depends on:
- Whether the work is at height
- Any working-time requirements on site
- The number and length of the joints
- The product the joint needs
What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- Roughly how big the job is
- Photos by email, if that’s easy
- How we’d reach the joints
- Where the job is, and your postcode
Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and send you a clear quote before we start.
The process
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a morning or an afternoon for most single baths and showers. Around Inveresk, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, usually around 24 hours.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Move anything stored near the joints
- Tell us about access, such as stairs, a lift or high-level joints

What we cannot put right
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A tray that rocks until it’s re-bedded
- Loose or hollow tiles, or failed tanking behind them
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Bathrooms and kitchens in Inveresk
Inveresk is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For site and facilities teams at buildings such as Loretto School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St Michael’s Kirk, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Musselburgh station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
