Sand mastic near Whitecraig

Sand mastic for homes and businesses in Whitecraig

Sand mastic has long been used to fill the joint between timber frames and masonry. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On period homes, it looks right where silicone wouldn’t. If you’re dealing with modern sealant on a period surround and mastic worn away on windows facing the weather, we can help, on period & listed homes, timber door frames and tenement windows alike.

Outdoor sealant needs a dry surface, so window work around Whitecraig is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Leave it or put it right?

Gaps round a sash window let in rain and draughts. Left, water can reach the timber and the wall, so dealing with it now protects both. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

FAQs for Whitecraig

Do you work for landlords with property near Wallyford station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Is Whitecraig within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can old silicone round a sash window be swapped for sand mastic?

Generally, yes. Once the silicone is out and the joint prepared we point it with sand mastic.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses and we’re fully insured.

Should I use sand mastic or silicone?

For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant, and we will explain why.

How long does sand mastic take?

As a guide, most jobs take a few hours per window, depending on the condition of the joints. Larger jobs naturally take longer, and we will tell you how long to expect.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What guarantee comes with the work?

All our work has a one-year guarantee, and we’re fully insured.

Signs you need sand mastic in Whitecraig

Rain on the window surround works into any crack and pushes it out. Exposed elevations usually fail first.

If you can see any of these, it’s time to have the joints looked at:

  • Wind and rain getting in round a sash window
  • Mastic worn away on windows facing the weather
  • Mastic that needs renewing before redecorating
  • Silicone on a period window that looks wrong

For site and facilities teams at buildings such as Loretto School, the mastic around its windows and doors needs looking after like any other building’s.

  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.

Different surfaces, different methods

Sash and case windows

A sash window’s box frame sits in the masonry opening. Sand mastic seals the joint round it.

Stone surrounds

We take care not to mark the stone while raking out the old mastic.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Do not run silicone over sand mastic
  • Ask us before painting near the mastic
  • Go gently near the mastic when preparing windows
  • Ask the planning authority about consent for listed or conservation-area homes

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Frames and glazing around Whitecraig

Whitecraig is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Rented homes near Wallyford station change hands often, and any sash windows need sound mastic to keep draughts and rain out. Historic houses such as Hamilton House, about 3.3 miles north-east, show how far back building around Whitecraig goes, and older homes nearby need a sealant that suits their walls.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
