Sand mastic in Carberry

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. We work on period & listed homes, stone surrounds and sash and case windows, and the jobs we see most are mastic dropping out of the joint and gaps round a timber door in stone or brick.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Frames and glazing around Carberry

Carberry is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For site and facilities teams at buildings such as Loretto School, the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Wallyford station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about. Historic houses such as Hamilton House, about 3.2 miles north-east, show how far back building around Carberry goes.

Carberry is about 2 miles south-east of Musselburgh, in East Lothian. What happens if it’s left?

Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic suits the building and finishes neatly against the masonry. Around Carberry, water from a failed joint in an older stone home can soak into timber and plaster.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

Common questions in Carberry

Will you come out to Carberry?

Yes, Carberry is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Does the coastal weather in Carberry affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

How do I get a quote for sand mastic in Carberry?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can you replace silicone on a period window with sand mastic?

Yes, we do this often. All the old silicone is removed first so the mastic beds in well.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

For landlords and businesses

We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

For anyone letting property in or around Carberry, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

The process

There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes anything from a few hours to a full day, depending on how many windows from start to finish. For a place like Carberry, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules

How we quote for sand mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • Access and height
  • The type of sealant required
  • Mould in or behind the old joints

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Asking for a quote

When you call or email, these details help:

  • Any access issues, like height or stairs
  • The address or postcode of the job
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

How the job changes by surface

Stone surrounds

The stone is treated with care when the old mastic comes out.

Timber door frames

Door frames get knocked and soaked and the mastic can crack early. It’s renewed by hand.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
