Carberry Floor Joint Sealing
Floor joints in Carberry need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Cracked caulk along skirting in bathrooms and kitchens
- Perimeter joints in tiled floors filled with grout
- Tiled floors with no room to move
Floor joint sealing for homes and businesses in Carberry
Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant. We work on tiled floors, commercial floors and skirting boards, and the jobs we see most are gaps at thresholds between rooms and failed joint filler in concrete floors.
Around smaller Scottish places like Carberry, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
A one-year guarantee comes as standard.

Aftercare tips
Good habits help new joints last longer. Our tips:
- Cone off fresh joints until they’re ready
- Use a well-wrung mop rather than flooding the floor
- Ask before painting over a sealed joint
- Don’t fill floor joints with caulk where they move or get wet
Keep off the joint for the time we give you. Light foot traffic is usually fine sooner than wet cleaning or wheels.
Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.
What floor joint sealing looks like in Carberry
Floors around East Lothian run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
Schools such as Loretto School are buildings too, and entrance and corridor floor joints take a lot of traffic.

Why deal with it now?
Leaving skirting gaps until the next decorating job lets dirt and draughts in. Sealing them now is a short job for most homes. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What else we do in Carberry
How the job changes by surface
Wet room and bathroom floors
In a wet room, the floor-to-wall joint is a key line of defence. We reseal it with a flexible silicone suited to wet areas and we will say if the problem looks like more than the joint.
Tiled floors
The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.
Questions from Carberry
I let a flat near Wallyford station. Can you help?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Can you do floor joint sealing in Carberry?
Yes. We work across all of Scotland, and Carberry is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you seal kitchen plinths to the floor?
Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone to keep mop water out.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you will get one quote.
Can new sealant go over the old?
No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Why does the gap under my skirting keep coming back?
Movement from drying timber and settling floors pulls the skirting and floor apart. Caulk tends to crack; a flexible sealant doesn’t.

Signs you need floor joint sealing in Carberry
New floors settle once they’re in use. Gaps at the edges appear in the first year or so, and rigid fillers crack.
Common reasons people contact us include:
- Failed joint filler in concrete floors
- Caulk that has cracked where the floor moves
- Grout cracking in a straight line across a floor
- Gaps between floors and kitchen plinths
Letting a property close to Wallyford station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What affects the cost of floor joint sealing
For a quick quote, just ask. What matters most is:
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- How much there is to do
- Whether the work is at height
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.
Asking for a quote
To make quoting easier, please include:
- The type of property
- Pictures of the joints, sent by email
- Where the property is
- What’s wrong with the joints now

Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What we do, step by step
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for most rooms, longer for large commercial floors, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we check the joint and the floor and agree which sealant suits it.
- We take out any old caulk, sealant or grout along the line.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Getting ready for the visit
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints
- Tell us about any water getting in
