Remedial sealant in Carberry, done properly

If a joint fails again and again, something is causing it. A tray that moves, a worktop that isn’t fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. Finding that cause comes before any new sealant. If you have decorators’ caulk around a bath or shower and beads that never stuck properly, we can put it right.

For a place like Carberry, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Whatever the size of the job, it’s backed by our one-year guarantee.

What sealant work can’t fix

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Sealant in an older building that needs testing for asbestos first
  • A bath, tray or worktop that moves until it’s properly fixed
  • Plumbing leaks behind walls or under trays

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Expansion joints

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a typical bath or shower, longer where several layers have been applied, and the area is left clean. Outdoor work around Carberry depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. The new joint is tooled neatly and we explain anything else we found.

Quotes for remedial sealant in Carberry

You will get a clear quote before any work starts. It’s based on:

  • How many areas need sealing
  • Whether the work is at height
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • The address or postcode of the job
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

What the job involves on each surface

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. Where it can be raked out, we replace it with flexible sealant.

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. We strip it, degrease the joint and reseal.

Leave it or put it right?

Remedial work takes longer than a straight reseal, but rarely a lot: it takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. In a place like Carberry, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

FAQs for Carberry

Do you cover smaller places like Carberry?

Yes, Carberry is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you take on hotel work around Carberry?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Can you reseal a split movement joint?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, and reseal with a flexible product.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

What happens if the problem is the tray or the plumbing?

We’ll tell you. A cracked tray, faulty valve or leaking waste needs a different trade, and we will not reseal for the sake of it.

Can you match the sealant colour?

In most cases you can choose. We will tell you which colours the right product comes in.

Can you strip sealant from an acrylic tray safely?

Yes. Residue is removed with a product suited to the surface rather than scraped hard.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Deal with small splits early
  • Keep the room well ventilated
  • Use a soft cloth, not a scourer, on silicone
  • Don’t point over movement joints

Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.

Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.

Carberry homes and their sealant

Carberry is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Carberry has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Letting a property close to Wallyford station? Then a joint that keeps failing is best fixed properly while the property is empty. For site and facilities teams at buildings such as Loretto School, we reseal washrooms and kitchens in schools and businesses as well as homes.
