Different surfaces, different methods

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. Where it can be raked out, we replace it with flexible sealant.

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.

Remedial sealant in Old Craighall, done properly

Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. Only then can new sealant bond. If you have dark patches showing through the sealant and sealant peeling off a dusty or damp surface, we can help.

Bathrooms in smaller places like Old Craighall work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Whatever the size of the job, it’s backed by our 12-month guarantee in Old Craighall and across East Lothian.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Do you need remedial sealant in Old Craighall?

Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, and the joint starts to come away early.

The most common problems we see are:

  • Beads that never stuck properly
  • Sealant applied over old sealant that has lifted
  • Kitchen joints letting water behind the worktop
  • Repeat leaks from the same joint

Managing a site like Loretto School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Before booking anyone

  • Is VAT in the price?
  • Is the old sealant removed completely?
  • Which colour the sealant will be
  • Are they insured?

Our hiring checklist

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • A leaking trap, valve or supply pipe
  • Water damage behind tiles that needs a tiler
  • Cracks in the fitting rather than the joint

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints

How the visit works

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours for a typical bath or shower, longer where several layers have been applied in most cases. For a place like Old Craighall, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

Aftercare tips

Aftercare is simple:

  • Keep bleach and abrasives off the bead
  • Have loose fittings fixed before resealing
  • Look for stains below bathrooms now and then
  • Keep the room well ventilated

Keep an eye on the joint at first, especially if movement was the problem. If anything changes, just drop us a line at info@mrmastic.co.uk.

If a joint has failed more than once, stop resealing it. Have someone find out why, otherwise the next attempt will fail too.

Old Craighall homes and their sealant

Old Craighall is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Rented homes near Musselburgh station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Old Craighall is about 1 mile south of Musselburgh, in East Lothian. From the centre of Old Craighall to the outskirts, remedial sealant is available for homes and businesses alike. 48 places in East Lothian are on our list, from the larger towns to small villages. Our Edinburgh page covers work nearby (6 miles or so).

Leave it or put it right?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Why us?

  • Domestic, commercial and hotel work
  • Any old sealant cut out fully, not covered over

Old Craighall: your questions answered

Is Old Craighall within the area you cover?

Yes, Old Craighall is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Musselburgh station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Will the old sealant be removed?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Can you match the sealant colour?

Most of the time, yes. We’ll tell you which colours the right product comes in.

Can you reseal a split movement joint?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, then the joint is sealed properly.

What if the leak is not the sealant?

That’s why we look for the cause first. If we find the leak is elsewhere, we tell you before going further.

Where is Mr Mastic based?

Our base is Crawley. We work across South East England, London and Scotland.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.
