Need sand mastic in Eastfield?

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Sand mastic in Eastfield, done properly

Silicone on a period window often looks wrong and does not suit the building. Sand mastic is the traditional choice and we can swap the silicone for it. We work on timber door frames, brick reveals and sash and case windows, and people most often call us about window mastic to renew ahead of painting and old sand mastic that has cracked, crumbled or fallen out.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

All of our work is guaranteed for twelve months, in Eastfield and everywhere else we cover.

Eastfield homes and the weather

Eastfield is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Schools such as Loretto School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Brunstane station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.

Eastfield is about 1 mile north-west of Musselburgh, in Edinburgh. Wherever you are in the EH15 postcode area, our applicators can take on sand mastic. 175 places in Edinburgh are on our list.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Sash cords, weights and draught-proofing of the sashes
  • Damaged stone surrounds
  • Cracked or broken glass

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Period & listed homes
  • Stone surrounds
  • Sash and case windows
  • Tenement windows
  • Timber door frames
  • Brick reveals

How to look after the new joints

So the new joints stay in good condition:

  • Ask us before painting near the mastic
  • Have rotten timber repaired before new mastic goes in
  • Avoid patching sand mastic with silicone
  • Look over the window mastic once a year

Check the mastic when you check the paintwork. Small cracks are easier to deal with early.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.

Quotes for sand mastic in Eastfield

There’s no set price list. What we look at:

  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating
  • Any working-time requirements on site
  • The type of sealant required

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Where the property is
  • The type of property
  • If someone has resealed it before
  • What’s wrong with the joints now

We don’t publish a price list, because every job is different. Instead, we give you a clear price for your job. To get started, send an email to info@mrmastic.co.uk.

It’s sand mixed with a linseed-oil-based binder, used between timber frames and stone or brick.

What we’re called out for in Eastfield

Most of it is simply age. Even well-laid mastic needs renewing in time and how long it lasts depends on the weather it faces.

Look out for these signs:

  • Old cement repairs round a window that have failed
  • Draughts and rain around sash boxes
  • Gaps between timber frames and stone or brick
  • Mastic worn away on windows facing the weather

Homes close to St Philip's Parish Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

Choosing a sealant specialist

Why it’s worth doing now in Eastfield

Filling over old, loose mastic does not last. Raking out and preparing the joint gives it a sound base so the new work lasts. Around Eastfield, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

Why book with us

  • 4.9 on Google from 180+ five-star reviews
  • Tidy, careful work
  • An ARBOMaster approved applicator
  • 20+ years of sealant experience

See what affects the cost and what customers say.

What we do, step by step

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a single window, longer for several from start to finish. Outside jobs in Eastfield need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention any tricky access
  • Let us know about earlier repairs to the joints
