Sand mastic across Edinburgh: what to expect

Sand mastic skins over fairly quickly but full hardening takes longer. Traditionally, sand mastic is left unpainted and we will advise if you’re redecorating. Typical jobs include gaps where the frame meets the masonry and patchy fillers round a sash window, across sash and case windows, stone surrounds and period & listed homes.

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes anything from a few hours to a full day, depending on how many windows for a typical job.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

What you’ll pay

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What you get with us

  • Anti-fungal sanitary silicone in wet areas
  • Trusted Arbo and Everbuild sealants
  • Homes, businesses and hotels
  • Any old sealant cut out fully, not covered over

What’s near Edinburgh

Locally, jobs take us to homes and businesses close to Signet Library, Bennets Bar and St Cuthbert's Church. Nearby too are Edinburgh School of Architecture and Landscape Architecture (under half a mile east), Tollcross Primary School (within half a mile south), Bruntsfield Links (less than half a mile south-east) and Boroughmuir High School (less than half a mile south). The nearest railway station is Haymarket station, roughly 0.5 miles west of the centre. Well-known places in the area include Museum of Fire (under half a mile north-east) and Princess Alexandra Eye Pavilion (under half a mile east). The countryside around Edinburgh includes Salisbury Crags and Dunsapie Loch.

Windows and doors across Edinburgh

Our sand mastic work across Edinburgh covers homes, flats and businesses, from Leith, Bonnington and Greenside to the quieter places in between. Outside sealant needs a dry, clean joint, so the work is planned around the weather.

We work across all of Scotland, from the cities to the islands, and Edinburgh is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast. Along the coast in Edinburgh, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most, and the weather is hard on the outside too.

Edinburgh: Rented homes near Haymarket station change hands often, and any sash windows need sound mastic to keep draughts and rain out. Schools such as Tollcross Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

When something else is needed

Before you book, it’s worth knowing the limits too:

  • Decisions on consent for listed homes
  • Timber that has rotted
  • Sashes that need overhauling

Surface by surface

Period and listed homes

Sand mastic is the like-for-like choice for many period homes. On listed buildings, check with your planning authority first.

Sash and case windows

The mastic round a sash window is on show so we finish it carefully.

What affects the cost of sand mastic

The price is agreed before any work begins. It’s based on:

  • The amount of work
  • Whether the work is at height
  • Working hours on commercial sites
  • The type of sealant required

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

When you call or email, it’s useful to know:

  • Roughly how big the job is
  • What’s wrong with the joints now
  • How we’d reach the joints
  • Pictures of the joints, sent by email

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved.

Edinburgh: your questions answered

Do you cover Edinburgh?

Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes Edinburgh.

What’s sand mastic made of?

It’s a mix of sand and a linseed-oil-based binder. It’s built up in the joint by hand and shaped to suit the surround.

Can I add another job to the visit?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Edinburgh, along with the rest of our area.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
