Common questions in Gogar
Does living near the coast affect sand mastic in Gogar?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.
Do you cover smaller places like Gogar?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.
What exactly is sand mastic?
It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.
What information do you need?
A short description and the location, with photos by email if possible. We will ask anything else we need to know.
When will the new mastic be hard?
It takes a while. The skin forms first, and the full set comes later and we’ll give you an idea for your job.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Can you replace silicone on a period window with sand mastic?
Yes. We remove the silicone and clean the joint, then point it with sand mastic.
How we handle sand mastic in Gogar
If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Sand mastic is often favoured as a like-for-like material. We are often asked to deal with draughts and rain around sash boxes and gaps where the frame meets the masonry, on timber door frames, stone surrounds and tenement windows.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Common problems we fix in Gogar
Sand mastic slowly weathers. It dries out, cracks and loses its grip on the stone or timber.
Keep an eye out for any of the following:
- Gaps between timber frames and stone or brick
- Cement or filler used on old window joints that has cracked
- Modern sealant on a period surround
- Wind and rain getting in round a sash window
If you look after a building such as Craigmount High School, its window and door frames need their mastic kept sound, just like a home’s.
Questions to ask before you book
- Whether all the old sealant comes out first
- When the joint can take water or movement
- Which sealant they’ll use, and why
- What insurance they hold
What affects the quote in Gogar
Your quote is based on your job. We take into account:
- Whether there’s mould to deal with
- The number of rooms or windows
- When we can work, for business premises
- The product the joint needs
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

How the visit works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to a full day, depending on how many windows from start to finish. Somewhere like Gogar may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We check the window surrounds and agree which joints need renewing.
- We rake out the old mastic and clean the joint.
- Large voids are packed out first, so the mastic is not too thick.
- The mastic is mixed, pressed into the joint by hand and shaped.
- We dress the surface so it sits neatly against the masonry.
Preparing for the visit
- Keep children and pets away from the work area
- Mention if the joints have been sealed before
- Mention any leaks or damp you’ve noticed

Related advice
Why deal with it now?
A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic suits the building and finishes neatly against the masonry. In a place like Gogar, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

Sand mastic in Gogar: local notes
Gogar is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls.
For landlords with property near Edinburgh Gateway station, cracked sand mastic around sash windows lets in the draughts tenants complain about. If you live in an older home near Gogar Kirk, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Plan mastic work ahead of painting
- Ask the planning authority about consent for listed or conservation-area homes
- Leave the new mastic unpainted
- Keep modern sealant off the mastic
Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
