Trusted external mastic in Gogar

What the job involves on each surface

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Render joints

Water behind render can lead to blown patches. Resealing the joints early keeps water out and protects the render itself.

External mastic in Gogar

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. If you are dealing with failed sealant between panels on a façade and joints where the bead has come unstuck, we can help, whatever the surface.

Outside joints can only be sealed when they’re dry, so work in Gogar depends on the weather. Let us know about access to every wall and roofline.

There’s a 12-month guarantee on every job.

Questions from Gogar

Is Gogar within the area you cover?

Yes. Gogar is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Does living near the coast affect external mastic in Gogar?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Can you seal joints between render and window frames?

Yes. Different materials move at different rates, so the joint between them must be flexible. The sealant is matched to both sides.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Landlords, agents and businesses in Gogar

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

The process

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a handful of joints, longer for a whole elevation. Around Gogar, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height

Advice

What affects the quote in Gogar

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Working hours on commercial sites
  • The old material and how stubborn it is
  • Access and height
  • The type of sealant required

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Helping us quote

When you call or email, these details help:

  • Pictures of the joints, sent by email
  • Roughly how big the job is
  • Where the property is
  • What’s wrong with the joints now

Every job is quoted individually, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job.

What external mastic looks like in Gogar

Gogar is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Managing a site like Craigmount High School? Then its movement joints, gutters and trims need looking after like any other building’s. Homes close to Gogar Kirk include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant. Letting a property close to Edinburgh Gateway station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How to look after the new joints

Aftercare is simple:

  • Ask before painting over external sealant
  • Keep water from gutters off the wall
  • Keep high-pressure jets off the joints
  • Never let anyone fill a movement joint with mortar

Don’t let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.

What sealant work can’t fix

Before booking, it’s worth knowing the limits:

  • Damp that is not coming from the joint
  • Cracks in the bricks or render themselves, away from the joints
  • Walls that need new movement joints cut into them

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Copings & trims
  • Façade panels
  • Brickwork movement joints
  • Joints between brick and frames
  • Render & cladding joints
  • Concrete & block

What happens if it’s left?

Water gets in through a failed movement joint. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. In a place like Gogar, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.
