Bonnington questions

Does living near the coast affect external mastic in Bonnington?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Do you work in Bonnington?

Yes, we do. Bonnington is part of the area we cover, and the service is the same as everywhere else.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

How often do external joints need resealing?

That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.

About our external mastic in Bonnington

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we don’t skip that step. If you are dealing with movement joints filled with mortar instead of sealant and joints where the bead has come unstuck, we can help, on joints between brick and frames, brickwork movement joints and concrete & block alike.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. For a tenement in Bonnington, repairs to shared parts are normally agreed between the owners, often through a property factor.

All our work comes with a one-year guarantee, wherever you are in Edinburgh.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What external mastic looks like in Bonnington

Bonnington is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Historic houses like Whitefoord House (about 1.3 miles south) are a reminder that the area around Bonnington has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Historic houses such as Whitefoord House, about 1.3 miles south, show how far back building around Bonnington goes.

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

The process

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the building. Inside a flat in Bonnington, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks
  • Where the joints are inside, avoid wetting them before we arrive

Signs you need external mastic in Bonnington

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.

Most people get in touch when they notice something like this:

  • Joints where the bead has come unstuck
  • Plants rooting in failed movement joints
  • Joints pointed up with cement by mistake
  • Panel joints letting water in

For landlords with property near Edinburgh Waverley station, split movement joints are easy to miss on a rental until damp shows inside.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • Whether you can choose the colour
  • Whether all the old sealant comes out first
  • Whether VAT is included

10 questions to ask before you book

What we cannot put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints
  • Render that’s blown, hollow or coming away

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

  • Concrete & block
  • Brickwork movement joints
  • Render & cladding joints
  • Façade panels
  • Copings & trims
  • Joints between brick and frames

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Keep high-pressure jets off the joints
  • Act on the first splits you see
  • Walk round the building once a year and look at the joints
  • Make sure movement joints are not pointed over

Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted and spoil the finish.

Small splits are the time to act. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.

Why it’s worth doing now in Bonnington

Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Bonnington, damp can travel a long way before it shows.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.
